Kerjaya获2.9亿合约
承建The Estate 今年订单超标


2017年9月18日
(吉隆坡18日讯)Kerjaya(KERJAYA,7161,主板建筑股)获得精品产业发展商Bon Estates私人有限公司颁发价值2亿9100万令吉的合约,今年共赢得11亿6000万令吉合约,远超8亿令吉的内部目标。

Kerjaya执行主席拿督郑荣和在合约颁发仪式上向媒体指出,这项新合约可在2018至2020财年贡献净利。未完成订单推高至31亿5000万令吉,可让公司忙碌长达3年。

出席者还包括旗下Kerjaya Prospek(大马)私人有限公司项目总监郑荣忠、Bon Estates董事经理吴舒信、Bon Estates项目总监刘国恩。

Kerjaya Prospek(大马)将成为Bon Estates旗下The Estate项目主要承包商,负责该项目的主要建筑、硬景、外部及其他配套工程, 预计将在9月动工,并在32个月内竣工。

竞标12亿工程

目前,该公司正在竞标价值12亿令吉的合约,他对此表示,今年将着重于项目交付方面,以确保项目建筑品质和准时呈交。

询及建筑领域展望,郑荣和表示,虽然产业市场正在走疲,但预计明年将逐渐复苏,因相信合适的地点和产品将推动产业销售量。

The Estate项目位于 BangsarSouth,占地3.68英亩,为永久地契项目,涵盖两座46层的高楼和328个豪华公寓单位,配有私人电梯大堂及4个停车位。

吴舒信点出,The Estate强调打造“100年的家”的房子,以灌彻其永续概念,采用节能设计和建材,可一代一代传承下去。

他指出,当Bon Estates正在为The Estate寻找理想的伙伴时,是以可保持成本、时间和高品质为标准,并相信Kerjaya符合这些标准。

“我们一直以品质为主,加上Kerjaya采用“建筑品质评估”(QLASSIC),反映彼此对建筑品质的标准。”

股票溢价户头3.32亿料派红股

针对Kerjaya股票溢价户头尚有3亿3200万令吉,并将从2018财年开始失效,郑荣和指,尚有约一年的时间,将与董事局讨论适当的时机派发红股。

另外,雇员公积金局(EPF)于8月23日收购Kerjaya的1500万股,相等于2.677%的股权,对此他点出,相信雇员公积金局是一个好的伙伴和投资者,雇员公积金局持股可增加市场对该公司的信心。

“我们并不排除未来将与雇员公积金局合作,倘若雇员公积金局有派发项目,我们肯定会去竞标。”

IBS系统减人力成本

郑荣和点出,公司的项目均使用“建筑品质评估”(QLASSIC)或“建筑物素质评估系统”(CONQUAS),以确保高标准的建筑品质。

他补充,目前负责建筑的高楼项目,包括该项目皆采用“工业化建筑系统”(IBS)。

“这将有助于确保项目的建筑品质可达到更高标准。”

他说,Kerjaya比其他承包商更早开始使用该系统,现已拥有该系统的专业技术和顾问团队。

询及采用“工业化建筑系统”是否有助于减少劳工数量?他答道,自开始使用该系统,相较以往劳工人数已减少30%。

对于明年政府将强制雇主缴付外劳人头税的影响,他认为,“工业化建筑系统”使劳工人数减少,Kerjaya将更具成本优势。【e南洋】

目标价:3.30令吉

最新进展:

Kerjaya(KERJAYA,7161,主板建筑股)获Bon Estates私人有限公司颁发价值2亿9100万令吉的合约,将今年所获合约推高至11亿6000万令吉,远超8亿令吉的内部目标。  

旗下Kerjaya Prospek(大马),将成为Bon Estates的The Estate项目主要承包商,负责主要建筑、硬景、外部及其他配套工程。

行家建议:

假设该合约税前盈利赚幅达16%,预计可贡献1310万令吉的净利。

我们对该新发展保持中和,因年初至今获颁高达11亿4500万令吉的合约,仅超出我们全年新合约目标11亿令吉的4%。

倘若Kerjaya可在年尾获得价值高达2亿令吉的大型合约,我们考虑上修2018财年新合约目标至14亿令吉,核心净利预测提高5%至1亿5600万令吉。

目前,该公司未完成订单企于31亿5000万令吉,可维持忙碌长达两年半。

我们保持“低于大市”评级和3.30令吉目标价,因该股股价年初至今已涨79%,风险回酬率表现平平,并预计2018财年本益比达14.8倍,建筑本益比达15.5倍,高于我们对中小型承包商所规范的9至13倍。

Kerjaya获2.5亿合约
槟城建住宅项目


2017年11月22日
(吉隆坡22日讯)Kerjaya(KERJAYA,7161,主板建筑股)获颁建筑合约,总值2亿4535万3268令吉。

Kerjaya向交易所报备,子公司Kerjaya Prospek(大马)私人有限公司(简称KPMSB),从B.U.发展私人有限公司获颁合约,在槟城兴建住宅发展项目“The Sanctuary”。

合约分为两个部分,预计在11月30日动工,为期48个月。

根据合约,该公司将负责兴建三栋住宅高楼,每栋楼层介于22至24层,共552个单位。此外,还包括兴建三层楼的地下停车场。

Kerjaya表示,赢得合约将扩大旗下订单,预计未来四年可为公司持续带来收入。

同时,该公司也宣布截至9月30日的第三季业绩。

当季净利扬升35%至3441万1000令吉;营业额增长20.7%,报2亿2994万1000令吉。

3季净利逼近亿元

累计首九个月,净利涨30.4%至9616万1000令吉;营业额扩大23.4%,报7亿336万2000令吉。

Kerjaya表示,营业额和净利齐齐走高,主要归功于建筑臂膀的数个动工中项目。

作为公司主要的营业额驱动力,建筑业务贡献93%的总营业,达6亿5349万令吉,税前盈利为8870万令吉。而产业发展和制造业务则贡献其余份额。

此外,公司资产负债表依旧稳健,净现金达1.63亿令吉,未完成订单有32亿令吉。

今年迄今,Kerjaya共赢得14亿令吉的合约。

Kerjaya 5送6股红股
20配6凭单


2018年1月4日
(吉隆坡3日讯)为了回馈股东,Kerjaya(KERJAYA,7161,主板建筑股)提议发红股和派送凭单。

该公司今日向交易所报备,将以每5股配6股比例,发行6亿7743万7658股红股。

同时,以每20股配6张比例,送出1亿6935万9414张为期5年的凭单。

Kerjaya说,送红股和凭单可提高股东的参与率,并改善股票的流通率和交易。

此外,上一批凭单已于去年12月20日到期。

Kerjaya执行主席拿督郑荣和说:“我想借此机会感谢股东对我们的信心和一直以来的支持。我期待未来,我们会继续努力,让公司更上一层楼。”

发行红股后,该公司的股票规模,将从5亿6453万1382股,增至12亿4196万9040股。

行使凭单后,股票数量会进一步走高至14亿1132万8454股。

上述活动预计本季完成。

行家建议:

我们对上述活动看法中和,因此我们早在去年中已提出上述预测,且没有改变该公司基本面。

对于今年,我们认为该公司能够获得14亿令吉的订单。

目前手持订单有32亿令吉,能在未来2.5至3年间贡献盈利。

此外,该公司正竞标总值10亿令吉项目。

大股东拿督郑荣和的私人产业臂膀公司,在吉隆坡旧巴生路发展综合产业项目,发展总值达10亿令吉,预计Kerjaya可从中获3至4亿令吉的合约。

我们维持2017与2018财年财测,同时维持“低于大市”评级和3.40令吉(派送红股后为1.55令吉)目标价。

剥离房产业务至私人公司
Kerjaya冀转纯建筑商

(吉隆坡12日讯)尚有两产业发展项目在手的Kerjaya(KERJAYA,7161,主板建筑股)称,计划未来成为纯建筑公司。

主席拿督郑荣和今天出席股东特大后向媒体指出,以后会将产业项目交由他旗下的私人有限公司来发展。

“产业项目需要大量现金流,因此,将建筑和产业发展分开比较好。”

不过,Kerjaya未来仍然或会通过与地主联营方式来发展产业项目。

目前,国内市值最高的纯建筑公司是双威建筑(SUNCON,5263,主板建筑股),截至今日闭市时市值企于约31.7亿令吉。而Kerjaya的市值只有约22亿令吉。

Kerjaya目前手持的产业发展项目,分别有位于云顶高原的Vista Residence,以及莎阿南Monterez高尔夫球场,后者预计会在明年上半年才推出。

另外,郑荣和透露,今年他旗下的私人有限公司,在旧巴生路有发展总值达1亿令吉的产业项目,建筑成本达4亿令吉,今年内将找承建商。

续投资IBS 减少人力

郑荣和表示,会继续投资在工业化建筑系统(IBS),借此减少对人工劳动的依赖。

“在过去数年,我们每个建筑项目的劳力已减少近30%。未来数年内,希望可再降低10%,但这并不意味着我们会裁员,而是利用相同的人力,在同时间内进行更多工作。”

另一方面,公司今日召开特大,为之前建议的发红股和送凭单计划寻求股东批准。

Kerjaya末季多赚10%
未完成订单30亿


2018年2月27日
(吉隆坡26日讯)Kerjaya(KERJAYA,7161,主板建筑股)截至去年12月杪末季,净赚2831万1000令吉或每股净利5.56仙,按年涨9.42%。

Kerjaya向马交所报备,去年同季净利为2458万4000令吉,或每股5.09仙。而次季营业额报2亿5266万3000令吉,去年报2亿2881万6000令吉,年增10.42%。

“末季业绩表现良好,归功于来自著名产业发展商的建筑订单大增,缓和了生产业务放慢的影响。同时,Genting Permai项目认购率良好,未来将积极贡献净利。”

累计全年,净利涨24.94%,报1亿2447万1000令吉;营业额攀升19.7%,录得9亿5602万4000令吉。

截至去年12月杪,Kerjaya的未完成订单企于30亿令吉,在上财年成功拿下总值14亿令吉的合约。展望未来,公司将致力发展建筑核心业务。

而公司的首个产业项目Vista Residences认购率令人鼓舞,未入账销售录得约7100万令吉。 【e南洋】

郑荣和:亚洲表现最好200大
Kerjaya集团市值20亿

(马六甲12日讯)Kerjaya集团执行主席拿督郑荣和说,该集团市值约20亿令吉,不仅是马来西亚顶级上市建筑集团之一,同时获得《福布斯》杂志评选为“2017年亚洲年度收入10亿美元以下”表现最好的200大上市公司之一。

他说,该集团也获得《THE EDGE》财经周刊纳入该周刊的“10亿令吉俱乐部”,过去3年来,为集团股东带来很高的回酬。

他日前出席该集团的年宴时这么指出。

出席者包括Kerjaya酒店董事经理郑荣成。

他也说,该集团建造的柔佛Sky 88发展项目中,建筑质量评估指数获得发展商SP Setia集团颁发“2017年承包商质量卓越建筑”奖。

“我们有今天的成就,都是有赖董事会与团队们的合作、贡献与付出。”

他说,自从Kerjaya集团与Permatang Bakti私人有限公司2016年注入富德(Fututec)后,富德最终也易名为Kerjaya Prospek集团。

他指出,当时该集团的建筑订单总额是26亿令吉,建筑工程分别在雪州巴生谷、槟城、柔佛和马六甲,其中23个发展是大项目。

他说,自那时起,该集团的市值和合约增长迅速,成为行业内的佼佼者。【e南洋】

Kerjaya Prospek获BBCC项目3.57亿合约

(吉隆坡12日讯)Kerjaya Prospek Group Bhd今日宣布,获得武吉免登商业中心(BBCC)综合发展项目的主建筑工程合约,总值3亿5730万令吉。

该集团指出,合约是BBCC Development私人有限公司颁发予独资子公司Kerjaya Prospek(马)私人有限公司。

BBCC由城市发展控股公司(UDA Holdings Bhd)、绿盛世(Eco World Development Group Bhd)及雇员公积金局(EPF)共同发展。

Kerjaya Prospek在文告指出,合约涉及建造一栋8层停车场、一栋6层停车场,以及两座大楼(一栋35层,一栋47层),共666个服务式公寓单位。

这项为期36个月的工程将于4月23日动工,预计于2021年4月22日完成。

Kerjaya Prospek表示,这是该集团今年首个合约,将未完成订单推高至约31亿令吉。

执行主席拿督郑荣和表示;“我们真的很荣幸能够获得BBCC Development的主建筑工程合约,为吉隆坡金三角中心地带的宏伟发展作出贡献。”

他预计,该项目将为集团未来几年的营业额和净利增长作出积极贡献。

ACCEPTANCE OF LETTER OF AWARD AMOUNTING TO RM357.3 MILLION FROM BBCC DEVELOPMENT SDN BHD IN RESPECT OF CONTRACT WORKS FOR THE PROJECT ON PART OF LOT PT143 SEKSYEN 56 AT JALAN HANG TUAH/JALAN PUDU, WILAYAH PERSEKUTUAN, KUALA LUMPUR
1.INTRODUCTION
The Board of Directors of Kerjaya Prospek Group Berhad (the “Company” and together with its subsidiaries, the “Group”) wishes to announce that, its wholly-owned subsidiary, Kerjaya Prospek (M) Sdn Bhd (“KPMSB”) has on 12 April 2018 accepted a letter of award for Superstructure S2 (Parcel 3) main building works (“LA”) from BBCC Development Sdn Bhd (“BBCC”), an unrelated third party property developer, in respect of main building works for a proposed mixed development project located on part of Lot PT143 Seksyen 56 at Jalan Hang Tuah/Jalan Pudu, Wilayah Persekutuan, Kuala Lumpur (“Contract”).

The contract sum for the Contract is Ringgit Malaysia Three Hundred Fifty Seven Million and Three Hundred Thousand Only (RM357,300,000.00) (“Contract Sum”).
The Contract is expected to commence on 23 April 2018 and to be completed within 36 months from the commencement date.

2.DESCRIPTION OF THE CONTRACT
The Contract covers the construction of main building works for the project, which comprises one (1) block of eight (8) storey car park podium with connection from parcel to parcel, a six (6) storey car park and two (2) towers of high-rise buildings of thirty-five (35) and  forty-seven (47) storey each, with a total of 666 units service apartments to be built on part of Lot PT143, Seksyen 56 at Jalan Hang Tuah/Jalan Pudu, Wilayah Persekutuan, Kuala Lumpur.

3.INFORMATION ON BBCC
BBCC is the developer of the Bukit Bintang City Centre. It holds a portfolio of residential, commercial, park and garden, retail, hotel, concert hall, and other developments in Malaysia.

4.RATIONALE
It further enlarges the Group’s order book and is expected to provide a steady stream of revenue for the Group over the next three (3) years.

5.FINANCIAL EFFECTS
The Contract will further increase and enhance the existing order book of the Group.

The Contract will have no effect on the issued share capital of the Company but it is expected to contribute positively to the earnings and net assets per share of the Group for the financial years ending 2018 to 2021.

6.INTEREST OF DIRECTORS, SUBSTANTIAL SHAREHOLDERS AND CONNECTED PERSON
None of the directors and/or major shareholders of the Company or persons connected to them have any interest, direct or indirect, in the Contract.
