置地通用前景如何?

置地通用(L&G,3174,主板產業組)業務前景如何?該公司股價還有進一步走高潛能嗎?

答:
置地通用管理高層甫於今年7月間在一項記者匯報會中披露公司一些新計劃的資料可供參考。

當時該公司表示,在未來12個月內,推出總值20億令吉的產業計劃,包括吉隆坡安邦路的服務公寓,斯里白沙羅的白沙羅Foresta第二期及芙蓉端姑惹化度假屋計劃。

吉隆坡安邦路的服務公寓計劃,就是坐落在目前該公司推行的The Elements@安邦服務公寓計劃毗鄰,占地5.7英畝,總共有4座公寓大廈,共有1千個單位,發展總值約為8億令吉。

白沙羅Foresta第二期,則坐落在武吉蘭樟森林保留地附近的42英畝土地上,將興建兩棟中高檔公寓。至於芙蓉端姑惹化度假屋計劃,則是高檔的住宅城鎮發展計劃,包括排屋、半獨立式房屋等住宅單位,而這兩項產業發展計劃的發展總值則為12億令吉。

手握3億現金

置地通用手握約3億令吉現金,擁有尋求及併購新地皮的伸縮空間。該公司是家淨現金公司,截至2012年3月杪時,僅有2千萬令吉的借貸。該公司將重新進入中資本至大資本市值的產業公司的目標。

該公司的未入賬銷售達6億5千萬令吉,預料可在未來年頭裡,即至少至2016年裡,提供正面的盈利成長動力。

置地通用在雪州泠峇柏岭英(Lembah Beringin)擁有一塊2千500英畝的園坵地,目前充當種植油棕及橡膠樹用途,為公司帶來穩定的复合收入,距離雙溪毛糯收費站僅約50公里,擁有潛在充當產業發展用途。

除了大吉隆坡地區,該公司在吉打、柔佛州、森美蘭及海外的澳洲市場都有地皮或業務。(星洲日報/投資致富‧投資問診‧文:李文龍)

Pursuant to Paragraph 9.19(24) of the Main Market Listing Requirements of Bursa Malaysia Securities Berhad, L&G wishes to announce that Tinvein Nominees Sdn Bhd (101555-M), a wholly-owned subsidiary of Syarikat Trimal Sdn Bhd (27664-A), which in turn is a wholly-owned subsidiary of L&G, has on 27 October 2014, disposed of its entire issued and paid up share capital comprising 250,000 ordinary shares of RM1.00 each in its wholly-owned subsidiary, Navistar Sdn Bhd (161219-P) ("NSB") to Calgary Global Group Limited (Company No. 1782075), a company incorporated in British Virgin Islands, No. 8 Robinson Road#06-00 ASO Building, Singapore 048544 for a total cash consideration of RM2.00 (“the Disposal”).

The aforesaid sale consideration was arrived at after taking into consideration the negative net assets in the books of NSB.

As a result of the Disposal, NSB has ceased to be an indirect wholly-owned subsidiary of L&G.

The Disposal is not expected to have any effect on the issued and paid-up capital of L&G or L&G’s substantial shareholders’ shareholding and any effect on the earnings, net assets or gearing of the L&G Group for the financial year ending 31 March 2015.

None of the Directors and/or major shareholder and/or persons connected with them has any direct or indirect interest in the Disposal.

Pursuant to Paragraph 9.19(24) of the Main Market Listing Requirements of Bursa Malaysia Securities Berhad, L&G wishes to announce that the Company has on 23 March 2015, entered into a share sale agreement for the disposal of the entire issued and paid up share capital comprising 22,851,724 ordinary shares of RM1.00 each in Land & General Marketing Sdn Bhd (“LGM”), a wholly-owned subsidiary of L&G, to Lim Sook Peng (MyKad No.701112-04-5038) and Ang Swee Tong (MyKad No. 440412-04-5061), for a total cash consideration of RM2.00 (“the Disposal”), following cessation of business operations.

The aforesaid sale consideration was arrived at after taking into consideration the net liabilities of LGM of RM18,969,826 based on its audited financial statements for the year ended 31 March 2014.

斥9千万进行收购 置地通用扩充地库

二零一五年六月十一日 晚上七时三十五分
(吉隆坡11日讯)产业发展商置地通用有限公司(L&G,3174,产业组)宣布,其独资单位Victory Vista私人有限公司已签署一份股票脱售协议,以9000万令吉现金代价,收购Jaya Megah建筑私人有限公司,后者在雪兰莪共拥有面积112.353英亩的土地。

置地通用在致给大马交易所的声明中指出,其收购Jaya Megah建筑的计划,将扩大其地库,从而迎合未来发展计划用途,以对未来收益和流动现金带来正面的贡献。

Jaya Megah建筑目前拥有八打灵县土地局授予雪兰莪武吉拉惹一幅面积112.353英亩土地的99年租赁地契。

置地通用表示:“在2014年11月5日,八打灵县土地局已批准改变上述土地用途,并在该局的同意下,租赁期为99年,及租赁届满期须待完成土地异化及发出土地所有权后决定。”

雪兰莪皇族东姑苏莱曼拥有Jaya Megah建筑的30%股份,而其余70%股权则是由拿督许瑞松(译音)与家族成员控制。

在截至2014年9月30日止的财政年度,尚未开始商业经营的Jaya Megah建筑,录得3万5720令吉的股东基金赤字和净债务。

根据其2013常年报告,置地通用拥有约31公顷土地供发展用途,净市值为3806万令吉。

“上述地段有意发展为一个住宅与商业发展。”

声明称:“董事部已经考虑各项建议,并认为建议中收购将对置地通用集团带来最大的利益。”

置地通用说,它将透过内部基金或银行借贷融资这项交易。截至2015年3月31日止,置地通用的存款、现金和银行结存企于3亿9854万令吉。

置地通用预料可在2016年第2季完成上述收购。

该公司也透过其独资单位Clarity Crest私人有限公司,参与油棕和橡胶种植。该集团目前在雪兰莪吉令区拥有约1009.71公顷地段,净市值达4814万令吉。【光华日报财经】

產業收入減‧置地通用首季淨利挫27%

(吉隆坡26日訊)產業收入減少,置地通用(L&G,3174,主板產業組)截至6月30為止第一季淨利跌27.22%至2千111萬3千令吉。

第一季營業額跌53.39%至7千139萬5千令吉。

根據該公司的初步報告,淨利下跌主要是因為產業業務收入比預期少。雖然大環境疲弱及銀行貸款的縮緊,但該公司仍樂觀地預估旗下白沙羅林園產業計劃將會帶動業績成長。(星洲日報/財經)

房市放缓影响不大 置地通用將推16.7亿新盘

(吉隆坡9日讯)虽然目前房產市场放缓,但置地通用(L&G,3174,主板產业股)董事经理刘毅德表示,该公司並没有受到太大的影响,而且公司计划在未来7个月推出发展总值达16亿7300万令吉的產业项目。

他指出,「房產市场放缓是眾所周知的事情,但我认为,这属于正常的週期性循环。另外,进行中的產业项目位于黄金地段,因此对我们造成的影响不大。」

未入账销售3.6亿

同时,该公司目前的未入账销售达3亿6900万令吉,而推出的房產项目认购率已达98%。他说,「我们的库存清单处于低水平。」

他今天出席该公司召开的股东常年大会后,向媒体发表上述谈话。

置地通用今年內將在安邦及斯里白沙罗,推出发展总值分別为8亿6300万令吉及5亿30000万令吉的项目,而发展总值达2亿8000万令吉的森美兰房產项目,將于明年首季推出。

另外,他称,该公司位于莎阿南,面积112英亩的土地收购计划,已进入最后阶段,並將在今年杪完成。

刘毅德透露,该地的项目发展总值大约为10亿令吉,预计將在2016至2017年推出。

另一方面,该公司坐拥1000公顷的种植土地,刘氏表示,该公司將逐步把该土地转为城镇发展。

「不过,这是一项长期且大型的计划,因此將耗时20年。」

置地通用首席財务员黄吉来披露,该项目正处于建筑计划审批阶段,一旦通过批准,第一阶段的发展占总面积的24%。

他补充,「其余土地仍会持续作为种植用途,直到逐步发展成城镇为止。」

此外,该公司同时与多方地主进行洽谈,以收购发展总值更高的项目,进而提升公司发展。

刘氏表示,该公司將以联营或一次性购买方式收购土地。

「我们目前手握3亿令吉现金,可作为收购地皮的资本。」该公司目前將著重于巴生谷一代的发展。

除此之外,他也坦诚,目前令吉兑美元匯率下滑,確实影响该公司在製造成本方面。

「我们的建筑材料多取自本地,但仍有一些进口材料,因此未来项目的外匯成本预计將提升10至15%。」

对此,他们將適当调整售价,以转嫁额外成本。

虽然海外投资者在雪州购置房產的最低门槛为200万令吉,但刘氏表示,该公司並未推出售价高达200万令吉的房產,因此无法吸引海外投资者。

他指出,该公司目前正与州政府洽谈,以对海外投资者置业的最低门槛进行调整。
