UOA 产托净利扬56%

(吉隆坡20日讯)UOA产托(UOAREIT,5110,主板产业信托股)租金收入增长稳健,推动末季净利扬56%,达1460万3000令吉。

截至12月31日末季,营业额涨11.9%,报2420万2000令吉。

全年净利增长9.7%,写4911万6000令吉;营业额攀扬4.6%,报9038万7000令吉。

UOA产托表示,相比去年,总租金增长4%,归功于租金调涨和稳定的出租率。

同时,总开销也多了6%,归咎于走高的房产营运开销和借贷成本。

该产托宣布派发收入分配3.28仙,将全年每单位派发推高至11仙。

UOA产托相信,稳定的出租率可延续至今年。

另外,基于去年已调涨平均租金,因此相信今年的租金不会有太大变动。【南洋网财经】

無意多元化資產‧UOA產託物色收購目標

(吉隆坡22日訊)UOA產業信托(UOAREIT,5110,主板產業投資信托組)將繼續專注在辦公樓大廈領域投資,暫無意多元化至其他類型資產,目前正在物色巴生河流域的資產作為新收購目標。

該公司首席執行員龔時俊在股東大會後表示,雖然零售資產的收益率較高,但公司會持續注重辦公樓領域,並無意多元化至其他類型的資產。

有關收購新資產方面,他表示,公司欲收購的資產不只是注重短期的收益率,而是看待長遠的發展,待有合適的機會便加以收購。

他表示,目前巴生河流域辦公樓供出租的單位甚多,但公司旗下6座辦公樓的資產位於相當策略性的位置,且平均出租率超過90%,每方尺的租金為4至6令吉左右,因此還是看好公司的業務。

根據威廉達哈和王氏(WTW)早前調查數據顯示,2014年下半年,巴生河流域辦公樓的出租率維持在84%,而吉隆坡辦公樓每方尺的租金平均為6令吉80仙。

精簡成本
提昇淨利

詢及租戶更新合約方面,龔時俊說公司租戶的合約每3年會更換一次,平均每18個月會重新洽談租約,基於公司並沒有特別大型的租戶,因此無法披露今年租金調漲的幅度。

他說:“我們會透過提高效率及精簡成本以提昇公司的淨利。”

他舉例,公司將部份耗電的設備如燈管及電梯提昇後,相關的電費成本下降幅度達30%至40%左右。

根據年報,該公司現有的資產管理總值為10億零6千萬令吉,負責率為0.34倍。(星洲日報/財經)

UOA產託次季派息2.69仙

(吉隆坡21日訊)UOA產托(UOAREIT,5110,主要板產托)本財年截至6月底次季,營業額按年增4.6%至2315萬令吉,淨利起2.6%至1185萬令吉,公司宣布每股派發2.69仙股息。

UOA產托今日發布最新業績指出,公司總收入為2315萬令吉,支出總額為1117萬令吉,其中578萬令吉為房產營運開銷,539萬令吉為非房產營運開銷。

該公司截至6月底首半財年,營業額按年增4%至4594萬令吉,淨利起1%至2394萬令吉,公司本財年至今累積派發5.32仙股息。

展望未來,公司管理層預計本財年出租率和租金收入會相當穩定,並將著力增加現有房產回酬,及物色房產收購機會以達到公司目標。【中国报财经】

UOA产托 末季净利翻4倍

(吉隆坡20日讯)租金走扬,加上出租率稳定,激励UOA产托(UOAREIT,5110,主板产业信托股)截至12月31日末季净利激增逾4倍,达7454万2000令吉。

营业额跌4.7%

同期营业额则跌4.7%,报2306万6000令吉。

全年而言,净利大涨124.6%,达1亿1031万7000令吉;营业额起1.7%,报9193万5000令吉。

根据文告,该产托末季总开销达1118万8316令吉,其中554万9757令吉与产业营运有关,而563万8559令吉,则是非产业营运开销。

相较去年,总租金扬升2%,因租金经过调整,且UOA产托旗下所投资的产业,都获得稳定的出租率。

开销走高3%

此外,总开销则走高3%,归咎于估价费用、营运开销和借贷成本扬升。

UOA产托表示,将继续逐步提升出租率和租金,以巩固回酬。

同时,也会放眼商机,进一步收购产业。

该公司称,末季没有派息,不过已拨备税前收入的98%金额,相等于每单位5.7仙作为股息,将在今年2月杪派发。【南洋网财经】

Tan Sri Dato' Seri Alwi Jantan graduated from Universiti of Malaya with a Bachelor of Arts (Honours in History) Degree in 1958. While in the public service, he also obtained a Diploma from Stage Technique International d'Archives, Paris, France and an Honorary Degree from University of Rome, Italy in 1966 and 1979 respectively. In 1980, Tan Sri Dato' Seri Alwi Jantan attended the Advanced Management Programme at Harvard Graduate School of Business in Boston, United States of America. He was a United Nations Educational, Scientific and Cultural Organisation (UNESCO) Fellow as well as a former President of the Harvard Business School Alumni Club of Malaysia.

Tan Sri Dato' Seri Alwi Jantan had a distinguished career in public service in Malaysia culminating as Director General of Public Service over 3 years until his retirement in April 1990. He was the Secretary General, Ministry of Agricultural (1984 to 1987), Deputy Secretary General, Prime Minister's Department (1981 to 1984), Secretary General, Ministry of Health (1977 to 1981), Secretary General, Ministry of Local Government and Federal Territory (1976 to 1977), State Secretary, Selangor (1972 to 1976), Director General of National Archives and Library (1966 to 1971). He concurrently served as Private Secretary to His Royal Highness the Timbalan Yang di Pertuan Agong in 1961, 1962 and in 1965. 資產出租率逾80%‧UOA產託可維持表現

(吉隆坡20日訊)儘管油氣業低靡衝擊辦公樓領域,UOA產業信托(UOAREIT,5110,主板產業投資信托組)憑藉資產逾80%出租率,預期可維持表現。

該公司首席執行員龔時俊在股東大會後對《星洲財經》表示,基於油氣領域低靡衝擊許多行業,辦公樓領域也不例外,惟公司旗下6項資產的出租率皆高於80%,預期今年可維持同樣表現。

年報顯示,該公司旗下6項資產出租率介於84.7至98.3%。

他說,雖然油氣領域低靡,但科技公司更傾向落戶吉隆坡,因此公司有意攫取這些租戶。

詢及是否有意進軍柔佛伊斯干達辦公樓領域時,他則表示,該地區在未來雖然會有顯著的發展,但基於市場需求,因此公司還是會傾向收購吉隆坡的辦公樓。

他也表示,母公司UOA發展(UOADEV,5200,主板產業組)雖然也有資產,公司若要收購,必須得到雙方的同意,且母公司資產若無法為UOA產托取得逾7%的回酬率,收購將不獲批准。

他補充,在證券監督委員會(SC)條例下,產托公司新收購資產的回酬率,不能低於當下週息率。

他舉例,UOA產托當下的週息率為7%,因此新收購的資產回酬須超過7%。

他也表示,目前公司股票流通量雖低於25%,但已經獲得交易所寬限。

“若在UOA產托股價合理,不排除大股東會脫售手上股票,以增加股票流通量。”

交易所資料顯示,UOA產托大股東龔忠順(譯音)持有76.55%股權,而公眾持股比例為23.35%。(星洲日報/財經‧報道:謝汪潮)

UOA产托首季派息2.61仙

(吉隆坡24日讯)UOA产托(UOAREIT,5110,主板产业信托股)截至3月底首季,盈利按年微增0.55%,从上财年同期的1209万9000令吉,提高至1216万6000令吉或每单位净利2.88仙。

同季营业额也几乎持平,取得2279万8000令吉,去年同期为2278万4000令吉。

另外,公司当季宣布派发每单位2.61仙的股息。【南洋网财经】

UOA REAL ESTATE INVESTMENT TRUST ("UOA REIT")- ACQUISITION OF SUBSIDIARY
The Board of Directors of UOA Asset Management Sdn. Bhd., being the management company for UOA REIT ("Manager") wishes to announce that UOA REIT has on 13 June 2016 acquired two ordinary shares of RM1.00 each for a consideration of RM2.00 in the capital of Angkara Restu Sdn Bhd ("the Subsidiary"). The two ordinary shares of RM1.00 each will be held in the name of RHB Trustees Berhad, being the Trustee for UOA REIT.

The Subsidiary is a private limited company incorporated in Malaysia under the Companies Act, 1965 on 29 April 2016 with an authorised capital of RM400,000.00 divided into 400,000 ordinary shares of RM1.00 each, of which 2 ordinary shares of RM1.00 each had been issued and fully paid-up.

Subsequent to the aforesaid acquisition of shares, the Subsidiary will become a wholly owned subsidiary of UOA REIT. The Subsidiary is currently dormant and its intended principal activity will be investment holding to hold certain parcels of investment properties owned by UOA REIT.

None of the Directors and/or substantial shareholders of UOA REIT, the Manager and persons connected to them, have any interest, direct or indirect, in the said acquisition of the two shares in the Subsidiary.

This announcement is dated 13 June 2016.

(吉隆坡20日讯)UOA产托(UOA Real Estate Investment Trust, UOA REIT)表示,2016财政年次季(截至今年6月杪)的可分配收入按年下滑3.33%至1158万令吉,同期则为1198万令吉。

该产托也宣布,将派发1100万令吉或相等于每股2.61仙的每单位股息(DPU)予产托持有人,相比同期的2.69仙,跌幅为8仙或2.97%。

UOA产托2016财年上半年的可分配收入累计2210万令吉,较同期的2250万令吉略低1.78%。

2016财年合共两季的每单位股息累积至5.22仙,同期报5.32仙,预计在8月杪派息。

UOA产托上半年的租金总收入下滑0.3%,而支出总额增加2%,主要因为产业营运成本、管理人费用及贷款成本较高。

“管理人将继续积极的经营与资本管理策略,以维持回酬率,同时也意识到全球经济情况波动所引发的各项挑战。”

UOA产托补充道,为了确保完成目标,集团将致力于寻求进一步收购产业的机会。

租金跌.成本增.UOA产托第三季净利减6%

(吉隆坡22日讯)受到毛租金走低以及产业营运成本提高影响,UOA产业信托(UOAREIT,5110,主板产业投资信托组)截至2016年9月30日止第三季净利下挫6%至1111万2000令吉,拖累9个月净利下挫3.02%至3469万2000令吉。

第三季营业额微挫1.3%至2262万3000令吉,首9个月营业额也下挫0.54%至6849万4000令吉。

派分利2.63仙

该公司宣布派发每单位2.63仙分利,第三季股息支付比率达95%。

该公司在文告中表示,首9个月毛租金下跌0.7%,同时总资本开销增加2%。

资本开销中的经理人费用增加,主要原因是该产托净资产值提高。

展望未来,管理层认为,旗下产业组合出租率可能会受到国内和全球经济不稳定影响。同时,他们也会持续审视为符合该产托目标以及增值的收购计划。

(吉隆坡19日讯)UOA产托(UOAREIT,5110,主板产托股)截至12月31日的末季,净利按年暴跌80%,但仍宣布派发每单位5.26仙的终期股息。

UOA产托末季的净利,从前年的7454万2000令吉,减少至去年的1494万令吉,或每单位净利3.53仙。

营业额也从前年的2306万6000令吉,按年减少7.9%,至2123万7000令吉。

累计全年表现,净利也按年大幅减少55%至4963万2000令吉;营业额也年减2.4%,录得8973万1000令吉。

另外,UOA产托宣布派发每单位5.26仙终期股息,除权日落在2月3日,享有权益日为2月7日,而派息日是同月28日。
