成功置地首季净亏2700万 1.55亿向母公司购地

(吉隆坡22日讯)首季由盈转亏的成功置地(Berjaya Land Bhd),斥1亿5500万令吉向母公司购地。

成功置地截至7月杪的2017财政年首季,净亏2724万令吉,或每股0.55仙,上财年同期则净赚991万令吉,或每股0.2仙。

此外,成功多多(Berjaya Sports Toto Bhd)的外国子公司确认外汇影响、H.R.Owen Plc营运开销增加,以及产业发展与投资业务因按进度入账降而蒙受损失,都拖累盈利表现。

若按季比较,首季净亏较上一季的4亿5858万令吉亏损,显著改善。

首季营业额增3.3%至15亿5000万令吉,同期是15亿令吉。

展望未来,成功置地表示,由于生活成本上升、当前的经济情况,以及非法赌博活动增加,本财年余下季度的营运表现将继续充满挑战。

根据另一份文告,成功置地子公司Alam Baiduri私人有限公司已与母公司成功集团(Berjaya Corp Bhd)独资子公司Berjaya City私人有限公司签署买卖协议,以1亿5500万令吉,或每英亩17万7954令吉,收购位于乌鲁雪兰莪双溪丁宜(Sungai Tinggi)的871.01英亩永久地段,以扩大地库。

Berjaya City涉足产业投资和发展,以及种植和销售棕油和棕仁。其在双溪丁宜和八丁燕带(Bestari Jaya)拥有约2597.4英亩(包括这项交易)的永久地皮。

成功置地指出,该地位于乌雪县议会企划部划分的工业区内。目前,有油棕园和空地,截至8月1日,油棕树的树龄介于15至26。

该集团表示,收购价以“愿买愿卖”基础达成,并考量了该地的规模和盈利潜能,以及公开市场估值。

根据Messrs Jones Lang Wootton在8月26日的评估,该地的价值是1亿5620万令吉,或约每英亩17万9332令吉。

“因此,1亿5500万令吉的价码较公开市场估值折价0.77%或120万令吉。”

该集团指出,如无意外,预计今年达成这项交易。

今年35岁的陈永隆,自2011年3月22日起加入成功置地董事部。他是成功置地大股东丹斯里陈志远的侄儿,也是丹斯里陈志成的儿子。

完成轉讓中國成功大廣場 成功置地進賬6.5億

(吉隆坡16日訊)成功置地(BJLAND,4219,主要板貿服)宣布完成脫售旗下位于中國河北省三河市的成功大廣場休閒中心建設項目轉讓協議,並已收到一半現金,即10億1500萬人民幣(約6億5210萬令吉),余額會在明年11月前支付。

成功置地向馬證交所報備指,旗下持股51%的子公司成功(中國)大廣場有限公司(Berjaya(China)Great Mall)與北京SkyOcean國際控股有限公司簽署建設項目轉讓協議,以脫售成功(中國)大廣場休閒中心,總售價是20億8000萬人民幣(約13億3614萬令吉)。

文告指,在簽署項目轉讓協議時,買方已支付50元人民幣(約32令吉),如今隨著第三方託管帳戶(escrow account),即中國工商銀行(ICBC)已收到一半付款后,脫售協議也宣告完成,目前只待剩余的另一半付款匯款。【中国报财经】

成功置地次季赚1.8亿

(吉隆坡20日讯)成功置地(BJLAND,4219,主板贸服股)截至10月底次季,净利跌13.4%,写1亿8047万2000令吉;营业额微扬0.6%,报16亿1840万3000令吉。

累计上半年,净利滑落29.8%,仅达1亿5323万3000令吉;营业额涨2%,报31亿7033万9000令吉。

成功置地向马交所报备,该集团主要业务包括投注营运与相关活动、汽车零售与售后服务、房产发展及投资、及营运酒店和度假村。

该公司指出,营业额微扬归功于H.R.Owen较高的销量;成功多多(BJTOTO,1562,主板贸服股)旗下International Lottery & Totalizator Systems公司的销售入账显著;及平均酒店房价走高。

至于税前盈利减少,则是因为Sports多多大马的奖金支付与营运开销走高;房产业务的净利贡献走缓;博彩权费用的摊销;及投资相关收入减少。

董事部相信,该集团接下来数季的营运表现挑战依旧。

总执行长辞职

同时,今年61岁的总执行长拿督黄瑞麟也宣布辞职,但会继续担任董事部成员,并调任为非独立非执行董事,明年1月1日起生效。【e南洋】

成功置地1400萬 增持7-11大馬持股

(吉隆坡2日訊)成功置地(BJLAND,4219,主要板貿服)斥資1400萬令吉,收購7-11大馬控股(SEM,5250,主要板貿服)1000萬股。

成功置地向馬證交所報備,已在2016年12月30日至今年1月23日期間,以1400萬令吉或每股1.40令吉價格,向成功零售有限公司收購7-11大馬控股股權。

根據報備文件,該收購價格是在考量了7-11大馬控股的5日加權平均股價(VWAP)以及其在去年12月29日的1.40令吉股價后,所得出的。成功置地將透過內部融資,或貸款以完成收購。

“公司截至4月底2017財年末的淨資產、盈利和負債率將不受是項收購所影響;同時不改變股東持股情況。”

(吉隆坡17日讯)成功置地(BJLAND,4219,主板贸服股)旗下独资子公司Berjaya Leisure(Cayman)有限公司,以3332亿5000万越南盾(约6532万令吉)脱售Berjaya Long Beach有限责任公司的70%股权。

成功置地日前向马交所报备,Berjaya Leisure(Cayman)已与Sulyna酒店餐饮服务有限公司签署资本转让协议,脱售Berjaya Long Beach的70%股权,并免除后者拖欠Berjaya Leisure(Cayman)的所有债务。

收益1720万

成功置地指出,截至今年1月31日,Berjaya Long Beach拖欠的款项,总值为875亿越南盾(约1715万令吉)。

根据文告,上述脱售计划,为成功置地提供了机会实现对Berjaya Long Beach的投资价值。

成功置地进军冲绳酒店业

(吉隆坡20日讯)成功置地(BJLAND,4219,主板贸服组)进一步拓展旅游业务,这次是探进日本冲绳,并在当地设立2家子公司。

该公司文告说,在独资子公司成功冲绳投资(新加坡)有限公司旗下,设立成功冲绳投资有限公司(BOIGK),主要业务是投资控股,发行及缴足资本为10万日元(约4000令吉)。

另外,持股86.25%的刁曼岛名胜有限公司,再通过100%持股的成功酒店及名胜(新加坡)有限公司,设立及100%拥有成功酒店及名胜冲绳管理有限公司(BHROM),后者发行及缴足资本为10万日元,主要是做酒店管理。【e南洋】

成功置地第三季赚3377万

2017年3月23日
(吉隆坡22日讯)成功置地(BJLAND,4219,主板贸服组)截至1月杪第三季,净赚3377万3000令吉,上财年同季净亏2101万7000令吉。

该公司向交易所报备,盈利贡献较低主要是因为消费税调整及营运开销走高,而当中的部分被奖金支付走低所抵消。

当季营业额微升3.83%,至15亿3288万3000令吉,上财年同期为14亿7639万5000令吉。

累计首9个月,净利下跌5.17%,至1亿8700万6000令吉;营业额则上升2.60%,至47亿322万2000令吉。

非法赌博活动竞争激烈,再加上成本上涨,导致消费情绪疲弱,将继续为子公司成功多多(BJTOTO,1562,主板贸服股)业务带来挑战。

所以,成功置地董事部预计,截至今财年4月杪未来季度,万字票业务依然充满挑战。

尽管如此,董事部预料,公司能维持万字票业务的市占率。【e南洋】

成功置地全购成功福冈发展

2017年6月10日
(吉隆坡9日讯)成功置地(BJLAND,4219,主板贸服组)宣布收购成功福冈发展(新加坡)私人有限公司全数股权。

成功福冈发展主要业务是投资控股,而2012年10月22日于日本成立的独资子公司Hakata Waterfront Development Godo Kaisha(HWDGK)业务为经营酒店和度假村。

无需拨备开销降低.成功置地转盈

(吉隆坡23日讯)减值拨备不再及开销减低,促使成功置地(BJLAND,4219,主板贸服组)转亏为盈,截至2017年4月30日止第四季,净利报8857万3000令吉,前期亏损4亿5858万2000令吉。

全年净利则为2亿7557万9000令吉,前期亏损2亿7063万7000令吉。

第四季营业额则挫1.59%至16亿7685万9000令吉,全年营业额报63亿8008万1000令吉,起62亿8399万7000令吉。

该公司董事部发文告表示,营业额稍挫,主要是受到大马博彩业务的拖累,抵销早前脱售地库的盈利。此外,英国汽车销售及酒店营业额皆报捷。

税前盈利大幅改善,报1亿146万令吉,主要是海外业务开销减少。

成功置地早前国内拨备为3亿7325万令吉,海外减值则为1亿3180万令吉。

展望未来,尽管非法测字市场及疲弱的消费情绪导致成本增加,惟董事部预期可守住测字市场的市占率。

酒店业务仍可保持,但产业市场前景则保持低迷,董事部预期未来营运环境挑战依旧。
