(吉隆坡22日讯)与柔佛政府关系密切的依斯干达海滨城有限公司(ISKANDAR WATERFRONT CITY BERHAD,1589,主板产业股)以1亿5600万令吉,在新山蒲莱买地,计划开发总值6亿2900万令吉的综合房产。
依斯干达海滨城子公司Bayou管理,日前已与Bahagia Wangsa(简称BWSB)签约。
根据合约,Bayou管理将向后者购买3片面积达67.5英亩的地皮,交易价相等于是每平方尺53令吉。
末季完成
文告表示,将通过银行贷款或内部融资;交易估计末季完成。
“这符合一家发展商累积新地皮的增长策略,且能巩固未来的净利和营业额表现。”
依斯干达海滨城计划在这里发展包括住宅单位、柔佛可负担房屋和店屋,成本预计为4亿8000万令吉,发展总值则达6亿2900万令吉。
因是还在初步规划,没有更多确实资料;但肯定未来可创造可观营业额和净利。
Details of the Subject Property
The subject property comprises three (3) contiguous parcels of prime development
land adjoining to the eastern boundary of The Seed at Taman Sutera Utama, about
15 kilometres due north-west of the Johor Bahru city centre. It is located at the northwestern
fringe of Iskandar Malaysia‟s Flagship A: Johor Bahru City and the northeastern
fringe of Flagship B: Nusajaya development.Existing Usage Currently being planted with old oil palm trees
The Subject Property is accessible from the Johor Bahru city centre via Jalan Tun
Abdul Razak continuing onto Jalan Skudai before turning west onto Jalan Sutera
Danga, south onto Persisiran Sutera Danga before turning east at the junction of
SJK(C) Kuo Kuang (2) onto an unnamed metalled road and finally crossing the
neighbouring lot, i.e. Lot 704 to arrive at the southern portion of the Subject Property.
The Subject Property is situated within the development region of Iskandar Malaysia
(“IM”). IM is a strategic and important special economic zone located at the southernmost
tip of Peninsular Malaysia and mainland Asia. The immediate vicinity of the
Subject Property is generally undergoing rapid development. To the west along the
border of Lot 2734 is the ongoing development known as The Seed, an exclusive
strata development which offers 1,230 units of low-rise and medium-rise apartments
and town villas, while to the south across a newly completed metalled road is an
ongoing development by the National Housing Department known as „rojek
Perumahan Rakyat (Peoples Housing Programme). To the east across Sungai
Skudai is an established mixed housing scheme known as Taman Tampoi Indah
while to the immediate north are vacant lands earmarked for development.
He said the company had, under phase one, sold 85% of the 129 three-storey shop offices with mezzanine floors priced from RM1.35mil. Other components in phase one include six six-storey corporate office towers with selling prices from RM6.1mil. Lim said the project on a 7.3ha site along Jalan Skudai and Jalan Sutera Danga would be completed in the next four to five years with gross development value of RM500mil. He said phase two would have high-end condominium towers and retail outlets overlooking Sungai Skudai which would be rehabilitated under the 10th Malaysia Plan.
