(吉隆坡7日訊)地不佬穩固(TEBRAU,1589,主板產業組)獲得新山土地局通知,柔佛州行政議會已批准該公司和柔州政府之間的換地和建屋計劃。

地不佬穩固在文告中表示,該公司將交出位於避蘭東共92.84英畝地段、興建300間房屋和交出另外22.62英畝地段、興建9間餐館和交出1.46英畝地段給柔州政府。

柔州政府將頒發避蘭東96.315公頃地段給該公司,同時該公司將在58.02英畝地段興建4千零8間低價/可負擔房屋。地不佬穩固將進一步和柔州政府洽商上述事宜。(星洲日報/財經)

The Board of Directors of Tebrau Teguh Berhad ("TTB") wishes to announce that its wholly-owned subsidiary, Tebrau Bay Sdn Bhd ("TBSB"), has received a letter from the Johor Bahru Land Administration Office dated 6 May 2014 informing that the Johor State Executive Council has approved the following:-
i)   to surrender 92.84 acres of leasehold land belonging to TBSB held under PTD 194799 and a portion of PTD 194801 located in Mukim Plentong, Johor Bahru to the Johor State Government;
ii)   to construct 300 houses and surrender 22.62 acres of leasehold land belonging to TBSB held under a portion of PTD 194801 and a portion of PTD 194795 Mukim Plentong, Johor Bahru to the Johor State Government;
iii)  to construct 9 restaurants and surrender 1.46 acres of leasehold land belonging to TBSB held under a portion of PTD 194795 Mukim Plentong, Johor Bahru to the Johor State Government;
iv)  the Johor State Government to award 96.315 hectares of submerged leasehold land located in Mukim Plentong, Johor Bahru to TBSB in consideration of items (i) to (iii); and
v)  TBSB to build 4,008 units of low-cost/affordable housing located on 58.02 acres of leasehold land held under PTD 194801 and a portion of PTD 194800, Mukim Plentong, Johor Bahru.

The above is subject to further negotiations between TBSB and the Johor State Government.  A further announcement will be released upon finalisation of the terms and conditions for the above.

This announcement is dated 7 May 2014.

(吉隆坡12日讯)地不佬(TEBRAU,1589,主板产业股)正和海内外房产业者洽谈,以携手发展地不佬-柏兰东(Plentong)河流域的400公顷地皮。

这是地不佬海滨规划的一部分。

随着该公司朝高档房产发展迈进,届时将会看见流域出现5个新地区,分别是地不佬河城市中心、Molek地区、柏兰东湾、地不佬海滨城市和地不佬河岸。

该公司通过文告表示,项目将耗10至15年时间发展。

地不佬首次进军高档房产发展项目———Botanika。

Botanika是由三栋高楼所组成,占地4.8公顷,共有792个单位。

这是由地不佬子公司Bayou Bay发展负责,估计会在2017年交付给买家。

(吉隆坡17日訊)地不佬穩固(TEBRAU,1589,主板產業組)建議更名為依斯干達海濱城市控股(Iskandar Waterfront City Holdings)。

地不佬穩固發表文告說,將從週五(18日)開始改用新名稱。

地不佬穩固大股東丹斯里林剛河另一家公司依斯干達浮城控股(Iskandar Waterfront Holdings)上市的消息,從去年傳至今年,仍未有正式提議。(星洲網)

依斯干达海滨城(IWCITY,1589,主板产业股)的前身是地不佬(TEBRAU)。

该公司去年杪建议,以2配1比例,发出附加股,筹资6亿7000万令吉,为地不佬海岸的填海工程融资。

同时,也宣布与丽阳机构(TROP,5401,主板产业股)成立联营公司,兴建发展总值(GDP)达37亿令吉的综合房产项目。

在接近获得槟城斯里丹绒槟榔(Seri Tanjung Pinang)填土工程的批准时,我们估计,该公司的价值将得以释放。

负债率健康

目前,依斯干达海滨城在地不佬河,拥有980英亩的海滨地库,通过东部疏散大道(EDL)就可在5至10分钟内抵达新山关卡(CIQ)和新山市中心。

在980英亩的海滨地库中,需要进行填土的是其中的786英亩。

在与丽阳机构联营之后,我们估计,依斯干达海滨城对联营和售地活动仍保持开放态度,以加快实现地库价值。

我们了解到,填土区域属于浅水区,因此需要的沙石不多,成本预计为8亿2200万令吉。

该公司将通过发售附加股及贷款完成,届时,净负债率仍可维持在0.1倍的舒适水平,不过,这还未包括前期的基建成本。

售地及联营,都可为该公司提供更多的预付现金,以进行更大的发展项目。

然而,若要更积极地实现土地价值,依斯干达海滨城需要引进其他房产业者,或进行联营。

净利预测1.32亿

若将脱售土地的收益及新房产贡献纳入预算,本财年净利有望达到1亿3200万令吉。

该公司首季净利达200万令吉,比去年同期的10万令吉明显增多;惟按季却跌88%,主要是因为建筑订单减少,房产业务也因启动成本而蒙亏。

未来,依斯干达海滨城将减少对建筑业务的依赖,重心将转至房产业务。

本财年净利将由新推出的楼盘Botanika@bayu Puteri、2亿令吉的建筑订单和脱售收益所推动。

我们预计,Botanika@Bayu Puteri将分两期推出,本财年的销售料达1亿5000万令吉;而大部分的建筑订单也料在今年入账。

我们给予“短线买进”的投资评级,目标价格为1.61令吉,下一道阻力水平为2.00令吉。

含附加股目标价格是3.39令吉,附加股除权后价格为2.60令吉。

(吉隆坡20日讯)依斯干达海滨城(IWCITY,1589,主板产业股)截至6月杪次季由盈转亏,净亏47万7000令吉,或每股亏损0.07仙。

前身为地不佬的依斯干达海滨城上财年同期净利是542万1000令吉,相等于每股盈利0.81仙。

同期营业额也按年下滑3.06%,达6320万4000令吉,上财年同期是6520万1000令吉。

财报指,次季业绩逊色,因建筑业务旗下工程进度放缓。

半年净利下滑72.85%,至150万9000令吉,或每股盈利0.23仙;营业额则报9940万8000令吉,按年增3.5%。【南洋网财经】

The subject land is intended for the residents of Kampung Plentong Tengah, Kampung Saujana Baru and Kampung Senibong;

(iii) TBSB to construct 9 commercial units and surrender 1.46 acres of leasehold land belonging to TBSB held under a portion of PTD 194795 Mukim Plentong, Johor Bahru to the Johor State Government. The said units are intended for 9 existing seafood restaurants currently operating in Kampung Senibong; and

(iv) Johor Bahru Land Administration Office vide its letter dated 25 September 2014 approved the award of 96.315 hectares of submerged land to TBSB on a freehold basis, subject to payment of a premium of RM50 per square feet within 3 months from the date of the said letter. In addition, the Replacement Land has been identified to be utilised for mixed development purposes.

Items (i) to (iv) shall collectively be referred to as the “Proposed Land Exchange”.

The terms and conditions for the Proposed Land Exchange are subject to further negotiations following which IWC will appoint an Adviser to advice on the Proposed Land Exchange and a detailed announcement will be released accordingly.

依海滨城第3季净利扬5%

(吉隆坡13日讯)依斯干达海滨城(IWCITY,1589,主板产业股)截至9月30日第三季净利扬5.4%,达411万5000令吉;营业额则跌65.9%,报2549万1000令吉。

首9个月净利挫40.5%,写562万5000令吉;营业额滑落26.8%,报1亿2489万9000令吉。

根据文告,该公司第三季的房产营业额达20万8000令吉,去年同期并无录得营业额。

建筑营业额则跌4940万令吉,因当季完成进度较慢,而大部分的边佳兰清场和土木工程项目贡献,也已在去年同期入账。

依斯干达海滨城预计,打房措施和升息将导致买房情绪疲弱。

不过,公司乐观看待潜在买家将赶在消费税推行前买房。【南洋网财经】

富时隆综指于周二的整日波幅介于19.97点(1673.94点至1693.91点),闭市时收1673.94点,按日再挫23.37点或1.38%。

依斯干达海滨城(IWCITY,1589,主板产业股)于16日反弹了,闭市报1.15令吉,按日涨4仙或3.60%。

(吉隆坡21日訊)中國房地產開發商綠地集團(Greenland Group)投資24億令吉收購依斯干達濱岸(IWCITY,1589,主要板房產)128英畝土地。

依斯干達濱岸控股公司今日發佈文告指出,綠地集團已投資24億令吉收購旗下依斯干達濱岸首階段計劃的128英畝土地,並計劃在該土地將建造雪世界主題樂園、歌劇院、中國傳統醫藥中心和學校。

文告指出,這項協議于今天中午在上海由依斯干達濱岸執行董事黃凱軒(音譯)和綠地集團副總裁許敬,在柔佛州務大臣拿督莫哈末卡立諾丁見證下簽署。

其他出席者包括依斯干達濱岸控股公司執行副主席丹斯里林剛河、執行董事林堅恒、綠地集團主席兼總裁張玉良及綠地(大馬)運營有限公司總經理吳韶華。

莫哈末卡立指出,包括中國在內的外國直接投資,將迅速帶動柔佛州的經濟活動。

“我們歡迎他們共同將柔佛改造成現代國際河濱城市和地點。”

許敬指出,綠地集團對由大馬政府引導的特別經濟區依斯干達感到十分樂觀。

助特區成為國際景點

“我們已在超過80個中國城市發展,我們會將這些經驗與我們長期合作夥伴依斯干達濱岸控股公司,幫助大馬依斯干達轉變成為國際景點。”

這項發展計劃為綠地集團在大馬依斯干達的第2項投資計劃,在去年4月,該公司也投資了6億令吉在金海灣(Danga Bay),合作發展一塊13.6英畝土地,該項綜合房產計劃總值22億令吉。

依斯干達濱岸停牌前創新高

配合宣佈與綠地集團合作投資發展計劃,依斯干達濱岸下午4時08分停牌交易,但停牌前表現不俗,最高漲10仙或7%至1.55令吉,為三個月以來最高水平。

依斯干達濱岸21日開盤時,報平盤1.45令吉,隨后走跌5仙至1.40令吉。較后走勢由衰轉盛,一度高漲10仙或7%至1.55令吉,為三個月以來最高點。休市時,該股漲9仙至1.54令吉,半日成交量312萬6900股。

配合是項宣佈,該公司向馬證交所申請下午4時08分停牌,並在22日早上9正復牌,停牌前該股報1.54令吉,漲9仙,成交量達463萬5500股。

自去年9月初起,該股在大市拖累下頻頻走跌,從最高點1.78令吉下跌至1.07令吉水平,直至踏入2015年,該股走勢才開始出現起色,逐步開始收復失地。

依斯干達濱岸以1.58令吉開市,早盤普遍呈下跌格局,休市報1.45令吉,跌9仙。截至下午4時半,該股報1.38令吉,跌16仙,成交量426萬4900股。

綠地集團投資24億令吉收購依斯干達濱岸首階段計劃的128英畝土地,並計劃在該土地建造雪世界主題樂園、歌劇院、中國傳統醫藥中心和學校。

海濱城市(IWCITY,1589,主板產業組)上週與上海產業發展商綠地集團(Green land Group)達成24億令吉的龐大交易。

相關交易涵蓋銷售120英畝填土地段,以及海濱城市(20%)和綠地集團(80%)聯營發展計劃。

相關交易對海濱城市堪稱“扭轉局面者”(game changer),因該土地估值每平方呎超過400令吉,為柔南地區地價創下新指標。

隨著相關消息在上週三下午3時30分公佈,海濱城市股價立即出現反應,在短短數分鐘內即大起6.2%至1令吉54仙,創下3個月來最高水平,成交量也因投資者追逐該股而水漲船高。

末季蒙亏226万 依海城全年净利重挫

(吉隆坡14日讯)依海城(IWCITY,1589,主板產业股)2014財政年第4季(截至去年12月31日止)业绩由盈转亏,蒙亏226万令吉,相比前年同期取得1720万令吉净利;同时,其末季营业额也下滑59.32%,至3305万令吉。

另一方面,该公司2014全年净利从前年的2666万令吉,重跌87.38%,至336万令吉;全年营业额也下跌37.58%,至1亿5795万令吉。

依海城昨天闭市报1.28令吉,下滑1仙或0.78%,成交量为12万8000股。【东方网财经】

依海滨城取消发附加股凭单

(吉隆坡2日讯)依斯干达海滨城(IWCITY,1589,主板产业股)宣布,取消于2013杪建议的附加股与凭单发行活动。

根据文告,公司是基于将柔佛的3块地皮,以24亿令吉脱售予联营公司绿色地不佬私人有限公司后,决定取消之前的附加股与凭单发行计划。

依斯干达海滨城在2013年宣布,分别以1配1和2送1的比例,发行附加股和赠送凭单,筹资用作产业发展开支、偿还贷款和未来投资。【南洋网财经】

(吉隆坡4日讯)柔佛政府关系的依斯干达海滨城有限公司(IWCITY,1589,产业组)称,它将脱售位于柔佛避兰东3幅连接地段,合共面积约127.92英亩(51.77公顷),成交价达23亿7000万令吉,或每平方尺约426令吉。

该产业发展在致给大马交易所的文件中透露,这些土地目前是由其独资子公司地不佬湾私人有限公司拥有。

据依斯干达海滨城表示,地不佬湾已与绿地大马实业经营私人有限公司针对建议中脱售,签署了一份有条件买卖协议。

这项脱售是其与上海绿地集团在2015年1月21日落实一项联营交易的一部分,以发展地不佬湾海滨城。

在这项交易下,绿地集团将在计划的第1期下,投资24亿令吉向依斯干达海滨城收购地段,这项发展将包含一座冰雪世界主题公园、一间歌剧院、一间专业于中国传统医疗的医院和一间学校。

这项发展是由一家名为绿地地不佬私人有限公司的特别用途工具着手。依斯干达海滨城将透过其全资单位Southern Crest发展私人有限公司拥有特别用途工具的20%,而绿地集团则将经由绿地大马实业控制其余80%。

它说,由脱售所得的资金,将用作填土工程、偿还银行借贷、营运资本及其他土地相关开销。

目前,依斯干达海滨城的负债率为0.13倍,而在上述脱售后,该集团预料它可降低到0.06倍。

该集团解释:“在完成建议中土地脱售后,它预料依斯干达海滨城将获得约12亿令吉赚益,或每股1.80仙。”

依斯干达海滨城预期这项交易可在2018年首季完成。
