依海滨城1.56亿新山买地

(吉隆坡22日讯)依斯干达海滨城(IWCITY,1589,主板产业股)以1亿5600万令吉,在新山蒲莱买地,计划开发总值6亿2900万令吉的综合房产。

依斯干达海滨城子公司Bayou管理,日前已与Bahagia Wangsa(简称BWSB)签约。

根据合约,Bayou管理将向后者购买3片面积达67.5英亩的地皮,交易价相等于是每平方尺53令吉。

末季完成

文告表示,将通过银行贷款或内部融资;交易估计末季完成。

“这符合一家发展商累积新地皮的增长策略,且能巩固未来的净利和营业额表现。”

依斯干达海滨城计划在这里发展包括住宅单位、柔佛可负担房屋和店屋,成本预计为4亿8000万令吉,发展总值则达6亿2900万令吉。

因是还在初步规划,没有更多确实资料;但肯定未来可创造可观营业额和净利。【南洋网财经】

(吉隆坡21日讯)依斯干达海滨城(IWCITY,1589,主板产业股)将委任执行副主席丹斯里林刚和的外甥黄凯轩(译音),担任总执行长。

该公司向马交所报备,黄凯轩现年33岁,2003年毕业于英国密德萨斯大学(Middlesex University)商业资讯系统及会计系。

该公司指出,黄凯轩已加入依斯干达海滨城长达10年,累积了相当丰富的产业管理、发展和投资经验。【南洋网财经】

(吉隆坡9日讯)依斯干达海滨城(IWCITY,1589,主板产业股)委任执行副主席丹斯里林刚河的儿子林坚恒,作为前者的替任董事,即日生效。

根据文告,林坚恒现年27岁,自2008年起参与家族事业,曾涉足产业发展、金融和油气领域。

目前,他持有公司的4万2100股,相等于0.0063%股权。

他也是依斯干达海滨城大股东、依斯干达海滨城控股私人有限公司的集团执行董事,以及耐斯福特(KNUSFOR,5035,主板贸服股)的执行董事。

1.  INTRODUCTION
The Board of Directors of IWCITY wishes to announce that the Company has on 9 October 2015 acquired two (2) wholly-owned subsidiaries, namely Trillion Greencity Sdn. Bhd. 见识卓越毅力坚韧 林刚河让世界聚焦依区

现年60岁的丹斯里林刚河是我国依斯干达特区旗舰A区的主要发展商,推动新山目前蓬勃发展的海滨产业发展计划。

作为柔佛州产业钜子,积极让新山蜕变为国际海滨城的美好愿景。

在胶园的小屋长大,林刚河接受《南洋商报》专访时侃侃而谈,提到他在儿时就学会割胶,终日和农场动物和农作物为伴。

但是,出身低并没有成为林刚河迈向非凡的发展商的阻力,投身种植业、建筑和发展领域长达40年,林刚河一路走来,将“智慧、热情和耐心”奉为座右铭。

凭着刻苦努力、不屈不挠和奉献精神,成就了今时今日的名望与财富。

年幼的他,一无所长,唯有燃烧渴望成功的雄心抱负,培养很快熟悉情况的能力,以及计算数字的头脑。

林刚河忆述,“我还记得,我曾在鹅麦甘榜住家的一棵大橡胶树下告诉自己,我要摆脱贫穷的枷锁,不然我会永远命中注定地这般过活。”

小学就到工地学习

林刚河中学毕业后,先在家族经营的建筑公司工作,从小学六年级开始就跟随兄长到工地学习和熟练技术。

之后,他和一名伙伴设立土木工程和建筑公司,发展成在吉隆坡股市挂牌的怡克伟士(EKOVEST,8877,主板建筑股),林刚河是大股东兼董事。

林刚河后来成立依斯干达海滨控股私人有限公司(IWH),他持股60%股权,是柔佛南部、面对新加坡的4300英亩海滨地段的主要发展商,主导整个依斯干达综合海滨城的大蓝图。

而同在吉隆坡股票交易所挂牌的依斯干达海滨城(IWCITY,1589,主板产业股),也是林刚河持大股及掌控的公司,目前担任执行副主席。

在种植领域,林刚河从联邦土地发展局(FELDA)接手土地清理工程,过后投身合格的种植园工作。

海滨城发展总值1250亿

依海控股是柔佛南部、面对新加坡海滨地段的主要发展商,负责依斯干达综合海滨城大蓝图。

这个海滨城主要分为4大部分:西边的金海湾(Danga Bay)、东边的地不老海岸(Tebrau Coast),正中央是新山中央商务区(JB CBD)以及迪沙鲁(Desaru)。

这些计划目前处于不同的发展阶段,发展总值达1250亿令吉,预计耗时20年完成。

其中,林刚河的综合海滨城计划主要“吸金福地”是金海湾,沿着新山市中心的美丽海岸线,以前称为丽都海边,与新加坡仅有柔佛长堤之隔。

奖项成最佳退休礼物

林刚河对于本身被提名为世界不动产联合会年度产业人物一事并不知情,直到获人传报喜讯。

“我接获通知后,第一个反应是‘为什么是我’?我感到诚惶诚恐又很高兴的心情来领奖。”

他笑说:“或许,就当做这是我的退休礼物……毕竟,我很认真的为退休做打算已有些时日。”

林刚河掌控的依斯干达海滨城(IWCITY,1589,主板产业股),刚在7月委任林刚河的儿子林坚恒,作为替任董事。

打造世界级大都会

林刚河分享说,大蓝图的构想是要发展为具活力的世界级城市,集商业、住宅、娱乐与消遣于一站为目标的最佳产业投资地。”

其公司获得中央政府和州政府的注资,以公私伙伴关系运作,并一直积极寻找本地和外资投资者,协助发展综合海滨城。

目前,依海控股促成与新加坡政府旗下投资臂膀淡马锡控股,以及跨国房地产公司凯德集团的三方联营计划,在金海湾A2人造岛开发价值近80亿令吉的综合发展项目。

中国十大发展商碧桂园(Country Garden)、沃克集团(Walker Group)、上海政府官联公司绿地控股集团(Greenland Group)、丽阳机构(Tropicana Corporation Berhad)、澳洲的天龙集团(Brunsfield),和皓源投资(HaoYuan Investment)都已前后脚进驻依斯干达海滨城。

林刚河努力推动的海滨城计划逐见雏形,这项催化发展计划让新山成为吸资强大磁场,促进柔南区的金融、商业与贸易发展。

目标明确克服挑战

林刚河的奋斗史,也遇到了许多障碍,如政治、经济、社会和不利的市场环境因素,不过他感谢投资者的长远眼光,目标从不模糊。

最让他难忘的是在1997年亚洲金融风暴中受到冲击,亏损了许多钱,也被迫解雇很多好员工。

“由于经济不景,贷款艰难,公司无法投标计划,要感谢时任首相敦马哈迪的协助,公司以竞争价格接了数个国家大型项目,度过那段艰难时期。”

渴望成功的他相信,不管情况多坏,天空总有一丝光明和希望。一个人要有勇气和信念去迎接挑战,不然就不要经商。

他表示:“这是充满挑战的长途旅行,但你要忍耐咬紧牙关继续前进。我一直秉持诚实和可信赖这两个基本价值观,一路走到今天。”

诚信至上创意无限

林刚河对即将投身产业发展商提出谏言:这一行是艰难的领域,新手必须要有独特兼具创意的房产项目,否则在市场竞争上很快就会被挤出。

“尤其是诚信二字是关键,无信誉者是没有立足之地的。”

1997年,林刚河从高空鸟瞰新山市景,察觉到发展这个城市的巨大潜能,因为邻近新加坡和拥有良好的交通联系。

于是,他构思了发展金海湾为新海滨城的梦想,而令人兴奋的是,建议的发展地段就是登加河、马来由河以及士姑来河这三条河合流的地方,有着延绵和风景美丽的海岸线。

“我们希望以澳洲黄金海岸和悉尼达令港(Darling Harbour)、多伦多海滨城、美国德克萨斯州圣安东尼奥为蓝本进行建模。”

疯狂“憨工”填海造城

每每回首当年的傻劲,林刚河总是不其然的提到当时听到这项目的反应,就是一阵讪笑。

他说,当年圈地要发展所谓的国际大都会,正是1997年区域金融风暴肆虐的重灾区,无人相信他所讲的梦想。

林刚河在依滨海区发展初期,先着手进行清洁河床和进行填土工程,从河流清除泥泞,目前填土范围已完成80%。

家人和伙伴眼见他一车车的沙子倒入海中填土,纷纷劝他别再做“憨工”。

可是,将沙倒进海里填土耗资大,而大海就像个无底洞,越填就越久,越填就花越多钱,最终吓退了伙伴。

但他坚持不放弃,并深信一切会如他想像的实现。

如今回头看看,谁敢有一句批评?若不是当年“太疯狂”,恐怕今天也不会有海滨城了。

18年前撒种开花结果

今天,大家看到依区的发展和林刚河的成就,无不赞叹。

但并非很多人知道,今天的依区可以开始收成,甚至在吸引外资方面大唱丰收和带领柔南特区发展,其实靠的是18年前林刚河种下的一颗种子。

话说1997年,林刚河从高空鸟瞰新山市景,而有了将新山发展成世界级城市的梦想。

尽管有林刚河的努力灌溉,这颗梦想的种子,却经历了3位首相、2位苏丹和1位州务大臣后到今天。

话说18年前,林刚河将全盘计划献议给柔佛州务大臣拿督阿都干尼,1999年再向时任首相敦马哈迪说明,获得赞许和认同后,却迎来了区域金融风暴。

拖到2000年,才由马哈迪动土,较后敦阿都拉接棒,工程进度不大。

林刚河形容,这项由已故柔佛苏丹依斯干达殿下批准的计划,要直到现任首相拿督斯里纳吉上任,才真正看到具体的成就。

依斯干达海滨城发展大蓝图酝酿多时,到今天才算是开花结果,林刚河为这个梦想默默守候了18年,大家不得不服他的“忍”功吧?!

感恩有家人好伙伴

刚年届60岁的林刚河,在事业达到顶峰,回首过去,他坦言上天已经对他很好:“我最最感恩的是,有个可爱的家庭、密友和好伙伴。”

他认为,能获奖是对他多年来的努力,以及对社会付出的肯定。

“特别是过去15年来,等待将延绵8公里的新山海滨发展为景色焕然一新、繁华气旺的现代化海滨城市。”

他说,那是他一直等待的梦想,当然,商业考量很重要,不过首要考量包括提升人们的生活水平,改善生活素质,推动城市规划与转型,让人们感到无比自豪。

“我很开心看到自己大半辈子的努力工作有了成果,真的很高兴我是通过自己的方式,对人民、社会和国家做出贡献。”

随着海滨城计划的推行,依斯干达特区出现多个大型计划,带动当地的地产增值,同时制造了数千个就业机会。

卡塔爾擬聯手本地公司‧馬來西亞城競標三馬並驅

(吉隆坡23日訊)市場盛傳,某家本地公司與卡塔爾政府投資臂膀攜手競逐一馬發展有限公司(1MDB)馬來西亞城顯著股權,丹斯里林剛河旗下海濱城市(IWCITY,1589,主板產業組)迎來新強敵,讓這項重大產業再開發計劃股權收購案出現三馬並驅的情形。

海濱城市迎勁敵

《星報》引述消息人士指出,某家本地公司與卡塔爾政府投資臂膀合作遞交第三份競標書,但提呈時間卻是在截止日期屆滿後的一週,因此一馬發展公司產業私人有限公司(1MDB RE)是否接受或考量相關獻議仍不得而知。

位於新街場的馬來西亞城,開發商一馬發展公司產業在上週宣佈已將決選名單縮至2家,其中最高出價料來自海濱城市和中國鐵建合組財團,以及另一家大型政府投資基金。

但是,基於新獻議在競標截止後才提呈,1MDB將如何處置成為市場議論焦點。

產業顧問認為:“這兩家公司已進入決選名單。若其他在競標截止後提呈的獻議獲得考慮,市場觀感可能不佳。”

一馬發展公司產業在今年9月開始進行脫售馬來西亞城60%股權計劃,並一度接獲多達12份競標獻議,同時公司也在過去數月脫售幾塊土地來加速相關發展計劃的進程。

1MDB已決定在今年杪完成脫售馬來西亞城和Edra全球能源資產計劃,以便顯著削減負債,以及籌措新鮮資金。(星洲日報/財經)

(吉隆坡30日讯)依斯干达海滨城(IWCITY,1589,主板产业股)第三季净利按年激增4.06倍,录得2082万1000令吉,或每股净利3.11仙,远超去年同季的411万5000令吉。

同季营业额报1亿4847万1000令吉,按年飙涨4.82倍,高于去年同季的2549万1000令吉。

依斯干达海滨城在文告中指出,由于州政府在当季向公司征用数块土地,带动了产业发展业务的净利攀升至9310万令吉,抵消建筑业务亏损的冲击,进而激励了业绩表现。

合计首9个月,净利劲扬2.06倍,从562万5000令吉,提高至1720万9000令吉或每股净利2.57仙。

同期营业额为1亿7533万4000令吉,年增40.39%。

在这当中,虽然建筑业务营业额按年大挫97.35%,但产业发展业务营业额按年飙涨280倍,抵消了前者的影响。【南洋网财经】

新山土地局強制收購 依海控股1.7億售2地

(吉隆坡30日訊)依海控股(IWCITY,1589,主要板房產)宣布,接獲新山土地局(Pentadbir Tanah Johor Bahru)強制收購通知,將以1億7009萬令吉出售2塊土地。

依海控股向馬證交所報備,旗下子公司Tebrau Bay公司接獲新山土地局通知,在1960年土地征用法下以1億7009萬令吉強制收購該公司位于新山2塊占地92.83英畝的土地。【中国报财经】

The Company wishes to announce that Tebrau Bay Sdn Bhd ("TBSB"), a wholly-owned subsidiary of IWCity, had on 30 November 2015 received a notice in the form of Form H under the Land Acquisition Act, 1960 from Pentadbir Tanah Johor Bahru for the compulsory acquisition by the State Government of two (2) parcels of land held under PTD 194799 HSD 437848 and PTD 194801 HSD 437850, Mukim Plentong, Daerah Johor Bahru, measuring approximately 92.83 acres for total compensation of RM170,099,258.13. IWCity also wishes to announce that TBSB had accepted the said offer from Pentadbir Tanah Johor Bahru.

The said land acquisition by the State Government will result in a profit of approximately RM69.3 million for IWCITY Group and accordingly will increase the earnings per share and net tangible asset per share of IWCITY by 10.35 sen.

竞标大马城领跑 传依海控股缴1.5 亿订金

(吉隆坡8日讯)消息指出,丹斯里林刚河旗下依斯干达海滨控股(IWH)与中国铁建股份有限公司(CREC)所组成的财团,在成为大马城项目的竞标领跑者后,已缴付了1.5亿令吉的订金。

《星报》引述消息报道,IWH-CREC财团在一个马来西亚发展公司(1MDB)的大马城项目中,是晋级到最后两强的竞标者之一。

“负责大马城项目的1MDB产业公司,早前通知IWH-CREC财团成为领跑者,因此,该财团上周就支付了近1.5亿令吉的订金。”

至于另一名竞标者,是一家大型政府投资基金,相信是国投机构(PNB)。

依海滨城没参与

针对上述消息,依斯干达海滨城(IWCITY,1589,主板产业股)澄清,该公司并不是上述财团的一员,此外,也没参与竞标大马城。

目前,林刚河是依斯干达海滨城的执行副主席,而IWH则持有依斯干达海滨城约47%股权。

早前的消息称,IWH-CREC财团对大马城项目的估值,稍低于130亿令吉,是出价最高的竞标者;这也表示,该财团必须78亿令吉,来收购大马城私人有限公司的60%股权。

“在等待正式宣布的同时,IWH-CREC财团已经与大马城私人有限公司展开洽谈,商讨有关合作发展大马城计划的事项。”

此外,作为大马城项目顾问的威廉氏达哈与王(WTW)公司副董事经理杨顺棋强调,该项目只有2名最终竞标者,并没有第3名竞标者在最后一刻加入。

“只有2名竞标者脱颖而出,没有第三方人马;而我们也还在与这2名竞标者洽商有关交易内容和条款,当中包括付款方式等。”

早前传出,本地低调华商丹斯里林晓春,在竞标结束后提呈竞标书,价格可能逼近IWH-CREC财团的出价。

不过,杨顺棋并不愿意透露IWH-CREC财团是否已支付订金,或是否有获得1MDB产业公司的相关通知,他仅表示希望能在今年底完成这宗交易。【南洋网财经】

We refer to the above article entitled “Kang Hoo puts deposit” appearing in StarBiz on Page 1 and Page 2 on 8 December 2015, a copy of which is enclosed for you reference.
In particular, we would like to draw your attention to the sentence which are reproduced as follows:
1)   “The consortium of Iskandar Waterfront Holdings Bhd (IWH) and China Railway Engineering Corp (CREC) has put in a deposit for the proposed acquisition of a major stake in Bandar Malaysia Sdn Bhd (BMSB).”

建築低迷‧海濱城市末季虧996萬

(吉隆坡26日訊)建築業務營業額走低,以致海濱城市(IWCITY,1589,主板產業組)截至2015年12月31日第四季虧損擴至995萬9千令吉。

全年淨利則在房產發展業務帶動下,走高115.62%至724萬9千令吉。

第四季營業額大挫80.93%至630萬零2千令吉,全年則走高15%至1億8千163萬6千令吉。

該公司在報告中說,全年建築業務營業額下跌至922萬令吉,虧損4千370萬令吉。

相比下,產業業務營業額成長至1億9千990萬令吉,淨利報9千610萬令吉,遠高於86萬令吉。(星洲日報/財經)

传郭令灿入股IWH 依海滨城股价急涨9.7%

(吉隆坡22日讯)消息透露,丹斯里郭令灿有意收购依斯干达海滨城(IWCITY,1589,主板产业股)大股东——依斯干达海滨控股私人有限公司(Iskandar Waterfront Holdings,简称IWH)的股权。《星报》引述消息报道,新山海滨产业主要发展商——IWH,料迎来郭令灿成为大股东。

受此催化剂推动,依斯干达海滨城今天股价激增,一度扬至94仙,涨幅达13.53%。

闭市时,该股收在90.5仙,全天起8仙,或9.7%;成交量有3083万4600万股,是全场第6大热门股。

消息指出,与郭令灿相关的一方,正放眼收购Credence资源私人有限公司20%股权,后者持有IWH的60%股权;剩余的40%,则是由柔佛州政府投资臂膀——柔佛人民基建集团(简称KPRJ)所持有。

除了发展金海湾(Danga Bay),IWH近期也获得委托,与中国中铁股份有限公司(CREC)联手,成为大马城的主要发展商。

消息披露,精密审核正在进行,不过,郭令灿相关人士所表达的兴趣,仍在初期阶段。

林刚河通过Credence持依海控股60%

Credence资源是产业大亨丹斯里林刚河所持有的私人有限公司。

针对此消息,本报尝试致电求证,但却无法联络上林刚河。

2014年,投行预估,若IWH上市将值3亿美元(约11.7亿令吉)。

不过,当时只是根据其4300英亩的金海湾海滨城市项目来估算。

该地有近一半是在水面下,随后已分阶段展开填土活动。

然而,IWH最终没有挂牌上市。

IWH估价可更高

如今,IWH的估价理应更高,因该公司目前也是大马城的主要发展商之一。

消息人士指,若郭令灿或相关公司,要收购Credence资源的部分股权,这将等同于林刚河将公司挂牌,因他可借此机会将股权兑现。

大马城有60%的股权,是由IWH与中国中铁股份共同持有。

而剩余的40%,则是在一个马来西亚发展有限公司(1MDB)的手中。

除了依斯干达海滨城,与林刚河相关的大马上市公司,还包括怡克伟士(EKOVEST,8877,主板建筑股)、耐斯福特(KNUSFOR,5035,主板贸服股)和PLS种植(PLS,9695,主板建筑股)。

Iskandar Waterfront拟私下配售筹资高达6590万令吉

(吉隆坡10日讯)Iskandar Waterfront City Bhd(IWCB)建议私下配售筹资高达6591万令吉,供进行中的产业项目作支付供应商费用之用。

这家由商业巨头丹斯里林刚河掌舵的产业发展公司今日表示,拟私下配售高达6697万股,或相等于已发行与缴足股本的10%。

IWCB向大马交易所发布的文告指出,若以每股98.42仙的参阅发行价来计算,公司可筹获最多6591万令吉。

此参阅发行价是根据IWCB截至5月6日的5天成交量加权平均价(VWAP)所得出。

IWCB献议拨出4490万令吉,或相等于所筹获资金总额的68.12%,用以支付边佳兰和东部疏散大道(EDL)工程分包商、供应商和专业人士的费用。

除此之外,IWCB也计划拨出1520万令吉缴付土地相关支出,431万令吉供营运资本,以及150万令吉用以支付私配活动的费用。

完成私配活动后,林刚河的持股权将稀释至42.87%,而IWCB的负债比率将降低至0.32倍。

该集团预计,私配活动将在今年第三季完成。
