CapitaLand’s wholly-owned serviced residence business unit, The Ascott Limited (Ascott), says it has secured a contract to manage its first Citadines Apart’hotel in Hangzhou.

Scheduled to open in late 2014, the 100-unit Citadines Intime City Hangzhou will be Ascott’s 11th Citadines Apart’hotel in China. The serviced residence will further reinforce Ascott’s leadership position as the largest international serviced residence owner-operator in China with about 9,300 apartment units in 52 properties across 20 cities.

Citadines Intime City Hangzhou is located in the core area of West Hangzhou, close to three major central business districts in Hangzhou. The serviced residence is part of the 400,000 square metre landmark Intime City, one of the largest mixed developments in Hangzhou which comprises five Grade A office towers and a shopping mall.

It is near restaurants, supermarkets, banks, several high-tech parks and attractions such as the Beijing-Hangzhou Grand Canal and Hangzhou Xixi National Wetland Park. Zhejiang University, Zhejiang Gongshang University, Zhejiang University Hospital and Xinhua Hospital are within a 10-minute drive away. Residents will enjoy convenient access to various destinations in Hangzhou via the upcoming Metro Line 2 and Line 5.

Citadines Intime City Hangzhou will provide spacious studio, one- and two-bedroom apartments with a fully-equipped kitchen and separate working and sleeping areas. Residents can enjoy comprehensive facilities including a business centre, meeting room, laundry room, gymnasium, sauna, as well as breakfast and residents’ lounges.

Singapore’s CapitaLand, Southeast Asia’s largest property developer, said on Thursday it plans to issue convertible bonds worth up to $700 million.

The move came after the U.S. Federal Reserve defied investor expectations on Wednesday by postponing the start of the wind-down of its massive monetary stimulus, saying it wanted to wait for more evidence of solid economic growth

CapitaLand proposed to issue $600 million in principal amount of the bonds and may increase the size by up to $100 million if an option is exercised, it said in a stock market filing.

The pricing of the bonds is expected to take place around Sept. 19. CapitaLand said it plans to use the proceeds mainly to refinance its debts, including the repurchase of its outstanding convertible bonds, and for working capital.Credit Suisse is the sole bookrunner, lead manager and underwriter for the issue.

CapitaLand’s wholly-owned serviced residence business unit, The Ascott Limited, has swept a total of 24 highly coveted accolades at the 2013 Business Traveller Asia-Pacific Awards and World Travel Awards for Asia & Australasia as well as Europe.

The awards recognise Ascott as the leading serviced residence provider across Asia Pacific and Europe. With these awards, Ascott has been recognised with 104 accolades to date in 2013, exceeding the 79 accolades it garnered in the full year of 2012.

For the 10th straight year, readers of Business Traveller Asia-Pacific magazine have voted Ascott The Residence as the ‘Best Serviced Residence Brand’ in the region.

The poll, which was conducted by an independent market research company, also unveiled Ascott’s premier serviced residence in its home base of Singapore – Ascott Raffles Place – as the ‘Best Serviced Residence’ in Asia Pacific. Ascott has won in these two award categories every year since their inception in 2004. Ascott Sathorn Bangkok and Ascott Makati also came in second and third place respectively for ‘Best Serviced Residence’ in Asia Pacific.

At the World Travel Awards for Asia & Australasia where winners were voted by travel professionals and consumers, Ascott was conferred 12 awards, including the top honour of ‘Asia’s Leading Serviced Apartment Brand’. 凯德集团的雅诗阁向泰国东海岸发展

凯德集团(CapitaLand)的全资子公司雅诗阁(The Ascott)从事的是服务式公寓业务,它取得了泰国春武里省(Chonburi)是拉差区(Sri Racha)一座服务式公寓(133个单位)的管理合约,藉此朝向泰国东海岸经济区发展。该馨乐庭(Citadines)品牌下的公寓-Citadines Grand Central Sri Racha-定于2014年开张,并将加强雅诗阁身为泰国最大的国际服务式公寓业者的地位。除了曼谷之外,雅诗阁认为泰国东海岸具备庞大的潜力,由于许多跨国企业均在当地设业务。若把上述位于是拉差区的公寓包括在内,雅诗阁在全球45个城市所营运的馨乐庭产业总共有76个。

凯德集团(CapitaLand)的3Q13收入从去年同期的6亿8,690万元激增52.5%至10亿元,由于凯德新加坡(CapitaLand Singapore)、凯德中国(CapitaLand China)和凯德商用产业(CapitaMalls Asia)的贡献均提高,加上澳洲及越南发展项目的销售收入提高。因此,税及少数权益后营运盈利也激增13.4%至1亿零180万元。然而,集团的税及少数权益后总盈利季比却下跌了8.7%至1亿3,550万元,主要是由于3Q13的组合收益比2Q13低出79.1%。

启示:凯德新加坡拥有约1,700个位于热卖地点的住宅单位,包括翠城新景(The Interlace)和晴宇(Sky Habitat)。此外,凯德中国将在4Q13推出总值约17亿人民币的650个住宅单位。


CapitaLand quarterly profit falls on lower portfolio gains

CapitaLand, Southeast Asia’s biggest developer, said third-quarter profit fell 8.7% on lower gains from investment property sales, sending the shares to their biggest drop in four weeks.

Net income declined to $135.5 million in the three months ended Sept. 30, from $148.5 million a year earlier, the Singapore-based developer said in a stock exchange statement today. Sales rose 53% to $1.05 billion. Portfolio gains, which were mainly from the divestment of CapitaLand’s stake in three U.K. properties, dropped 79% to $15.7 million, the company said.

Prices and transaction volumes of Singapore residential properties are expected to moderate for the rest of the year due to the cumulative impact of government property measures, the developer said in the statement. Home prices in the island-state had the slowest growth in six quarters in the three months ended Sept. 30 after the government acted to cool prices. Home sales also fell 52% in September from a year ago, signaling that the government curbs are working.

“In the near term, the Singapore cooling measures will impact sales at developers,” Vikrant Pandey, an analyst at UOB Kay Hian Pte in Singapore, said in a telephone interview today.

Excluding the impact of portfolio and revaluation gains, the core nine-month operating profit of $343.1 million is below expectations, accounting for 48% of UOB’s full-year forecast of $717 million, according to a note from the brokerage after the earnings.

CapitaLand shares dropped 1.3% to $3.12 at the close of Singapore trading, the biggest decline since Oct. 3.

CapitaLand sold 468 residential units in the island state in the quarter, while its China business sold 707 units, the developer said today. Its two core markets of Singapore and China accounted for 77% of the group’s profit before interest and tax as of Sept. 30, the company said.

Record home prices amid low interest rates raised concerns of a housing bubble and prompted the Singapore government to widen a campaign that started in 2009 to curb speculation in the property market. The city unveiled new rules in June governing how financial institutions grant property loans to individuals, in addition to previous curbs including new taxes and higher down-payments.

The developer may alter the size of its apartments as it seeks to improve affordability to combat government measures, Lim Ming Yan, president and chief executive officer at CapitaLand, said in a Bloomberg Television interview on July 25.

CapitaLand started marketing its Sky Vue project, about 15 kilometers (9.3 miles) away from the central business district, selling 433 of 505 units marketed, it said today. It will continue to bid for land sites in well-located areas, the developer said.

凯德减持澳洲置地至39%

(新加坡20日讯)凯德集团(Capitaland)将出售它持有的澳洲置地(Australand)股权的约三分之一,总售价估计可达4亿3373万澳元(约12.96亿令吉)。

凯德集团目前持有澳洲置地的约59.1%股权。

它已经委托花旗集团负责配售其中的1亿1566万股,相当于澳洲置地总股本的约20%。

卖出这些股票后,凯德集团的占股将降至约39%。[南洋网财经]

(新加坡29日讯)新加坡嘉德置地(CapitaLand)的中国子公司将业务重点向低成本住宅倾斜,该公司预计中国的城镇化进程将刺激各类住宅地产的需求。

凯德置地(中国)投资有限公司(CapitaLand China)进入中国市场已近20年,主要在城市核心区兴建中高档住宅、办公楼、购物中心和酒店。

但随着城市繁华地段的地价飞涨,该公司计划竞购北京价格可负担房屋的土地,此房屋的售价较周边商品房价格低30%。

凯德置地总裁廖茸桐表示,低价并不意味着发展商将亏损。

他说:“很容易计算赚幅,我们了解建筑成本;我们在这个市场已运营了一段时间。”

他披露,鉴于公司十分了解北京,因此准备进军郊区;郊区的项目必须让人们有能力购买。

“尽管三四线城市短期面临供应过剩的挑战,但长期来看,随着人口的增长和城镇化进程的铺开,形势能很快好转。”[南洋网财经]

凯德集团完成配售澳洲子公司的股票

凯德集团(CapitaLand)的两家子公司Austvale Holdings及Ausprop Holdings把凯德集团的澳洲地产子公司AustraLand Property Group的1亿1,570万股股票配售给一组机构投资者。每股3.685澳元的配股价比AustraLand在澳洲证券交易所于2013年11月20日的闭市价低了1.7%。截至2013年6月30日,AustraLand的产业组合总值23亿澳元,其工业及办公楼均位于澳洲(包括悉尼和墨尔本),可出租总面积为12亿平方米。这次的配股活动有助扩大AustraLand的股东基底,并可能会提高其股票的交投量。在完成配股后,凯德集团在AustraLand的股权将从59.1%下降至39.1%。而AustraLand将从凯德集团的子公司转变为联号公司。AustraLand将依旧是凯德集团在新加坡及中国以外的最大投资。

启示:配股将获得的4亿2,620万澳元(约4亿8,530万元)收益将用于凯德集团两个核心市场的新投资商机,并用来充当一般营运资本。
