CapitaLand and two of its holdings said they plan to sell their stakes in a Singapore office tower for about $579 million.

A consortium, comprising Low Keng Huat Singapore and Sun Venture Homes Pte, has up to Jan. 24 to exercise options to buy Westgate Tower, a 20-story office building that’s under construction in the western part of the island, according to a statement to the Singapore stock exchange.

The office tower is part of a development which includes a shopping mall that opened last month. CapitaMalls Asia owns a 50% stake in the Westgate development, 30% is held by CapitaMall Trust and the rest by CapitaLand, Southeast Asia’s biggest developer.

The Westgate office building is scheduled to be completed by end-2014.

Singapore’s CapitaLand, Southeast Asia’s largest property developer, said on Wednesday its fourth-quarter profit slumped 45.6% on the year on a one-off loss on divestment of part of its Australand stake.

CapitaLand, which operates in Singapore and China among other countries, reported a profit after tax and minority interest (PATMI) of $142.9 million for the October-December quarter.

The loss on the Australand Property Group stake sale in November also affected CapitaLand’s full-year profit. Its 2013 PATMI dropped 8.7% from a year earlier to $849.8, undershooting an average forecast of $976 million by five analysts polled by Reuters.

Operating PATMI, a gauge of profitability of core business, was $527.7 million for the year, below a forecast average of $555.7 million.

Fourth-quarter revenue eased 2.3% year-on-year, dragged down by the Australand stake sale and a 37% drop in contribution from the company’s Singapore operations, offset by the strong growth in the company’s China business and mall operations.

“As the impact of the total debt servicing ratio and concerns over interest rate hikes continue to weigh on the market (in Singapore), private residential demand and pricing are expected to further moderate in 2014,” the company said in a statement.

CapitaLand, however, remains positive on the long-term demand for new homes in Singapore, as well as in China.

Singapore may start easing some of its property measures if home prices drop as much as 10% this year, according to the chief executive officer of the city- state’s biggest developer.

The government may remove some curbs that it had said were for the “short term,” such as stamp duties or taxes for homebuyers, said Lim Ming Yan, president and CEO at CapitaLand Ltd. in an interview in Singapore yesterday. It may also tweak rules for loan limits, which are very stringent, he said.

“If the market should moderate down by another 5%, 10%, perhaps they will have to unwind,” Lim said, adding that it’s his personal view that conditions were not yet in place for the measures to be loosened.

Singapore’s fourth-quarter home prices slid 0.9%, falling for the first time in almost two years as the government introduced more taxes and restrictions to widen a campaign begun in 2009 to curb speculation in Asia’s second-most expensive luxury housing market. The measures came as housing values rose in the past five years to a record amid low interest rates, raising concerns of a property bubble.

After introducing taxes on property sales, the government added them on homebuyers and imposed mortgage limits. In June, the central bank also capped loan payments at 60% of salaries. Singapore has the region’s priciest luxury homes after Hong Kong and is ranked sixth globally, according to a Knight Frank LLP report released last year.

SLOW START
Singapore’s January home sales marked the slowest start to the year since 2009 after falling to a four-year low in 2013, according to government data. Singapore’s developers posted the worst performance on the benchmark Straits Times Index last year after recording the biggest gains in 2012.

“The government objective is to have a sustainable and stable residential market,” Lim said in a Bloomberg Television interview with Haslinda Amin yesterday. “In the event that there will be some volatity in the market, I would expect certain measures to be adjusted.”

CapitaLand said fourth-quarter profit fell 46% after it recorded a loss on the sale of a stake in an Australian developer and lower revenue from Singapore home sales. The company sold 109 residential units in the city in the three months ended Dec. 31, a third of the 352 sold in the year- earlier period, according to its earnings statement yesterday.

TWEAKING MEASURES
CapitaLand isn’t the only Singapore property company expecting an easing of housing curbs. Billionaire Kwek Leng Beng, chairman of City Developments Ltd., the country’s second- biggest developer, said Feb. 7 the government should consider tweaking measures as the property market starts to cool.

Kwek also said last year that skyrocketing prices and restrictive rules made buying residential land in Singapore “suicidal.” Still, that hasn’t stopped international developers from rushing in.

Land prices in some parts of the island-state are climbing at three times the pace of apartment costs, with plot values rising by an average 30% per year since early 2011, according to property broker Chesterton Singapore Pte, which used government auction data.

“The increase in land prices has had a tremendous impact on developers’ profit margins,” said Donald Han, managing director of Chesterton’s Singapore unit. “Developers that used to enjoy margins in excess of 20% will now have to contend with narrower returns.”

LONGEST STRETCH
While home prices fell in the fourth quarter, housing values climbed 1.1% in 2013, increasing for a fifth year. That’s the longest stretch of annual gains since the data was available two decades ago.

For the full year, CapitaLand sold 1,260 homes, almost twice the 681 a year earlier, it said in the statement. Revenue was boosted by developments such as Bedok Residences in an eastern suburb that will also include a retail mall, as well as Urban Resort next to the Orchard Road shopping belt.

“On the sidelines, there is a lot of liquidity just waiting for the opportunities,” Lim, 50, said.

Demand for Singapore homes is expected to “further moderate” in 2014 because of the borrowing limit set by the government and concerns that interest rates will rise, the company said in the earnings statement.

LOAN CURBS
The government “won’t roll back the loan curbs,” said Alan Cheong, a Singapore-based director at Savills Plc. “They may reverse some measures this year as market sentiment is very weak,” he said, citing examples such as stamp duties and taxes for buyers.

Piyush Gupta, CEO of DBS Group Holdings., Singapore’s biggest lender, said Feb. 14 there will probably be a 10% to 15% reduction in home prices in the city-state.

CapitaLand’s Singapore residential business accounts for 10% of its total assets, Lim said. The developer is well positioned to weather a decline in prices as its projects are well-located and reasonably priced, he said.

“A lot will also depend on the environment outside,” he said. “If there is another global crisis, the market will come down even more, in which case the government will be in a position to unwind some of the measures.”

CapitaLand's wholly owned serviced residence operator The Ascott Limited announced it won a slew of new management contracts.

It has secured contracts to manage its first property in Myanmar, Somerset Kabar Aye Yangon, and its third property in Wuhan, Somerset Zhuankou Wuhan.

In addition, Ascott has opened its first property in Frankfurt, Citadines City Centre Frankfurt, and will open Ascott Sentral Kuala Lumpur on 21 March 2014 and Ascott Midtown Suzhou in April 2014.

CapitaLand said on Wednesday it has sold its remaining 39.1% stake in Australia's Australand Property Group for around US$849 million ($1.07 billion).

Australian property developer Stockland Corp said it bought a strategic 19.9% stake in Australand at an average price of A$3.78 ($4.4) per stapled security, a 3% discount to Australand's closing price of A$3.89 price on Tuesday.

Last year CapitaLand cut its stake in Australand to 39.1% from 59.1% at a loss to pursue "new opportunities", despite an earlier strategic review that concluded Australand was a key investment. Australand securities were placed on a trading halt on Wednesday.

CapitaLand said it has secured a 60% interest in two adjacent prime residential sites in the New Southern Area of Chengdu, Sichuan, China, via a proposed share subscription in two Chinese companies for RMB752 million (about $155 million).

CapitaLand plans to build an estimated 4,600 apartment units on the 133,333 sq m sites to cater to first-time homebuyers and upgraders.

Construction is expected to begin in the second quarter of 2014 with the first phase targeted for launch by end 2014.

The two adjacent land parcels with a gross floor area of 479,850 sq m was secured by CapitaLand's subsidiary, Shanghai Zhong Da Industry

最近有不少投资者卖出了这只股,如果你也打算这么做,那笔者奉劝你先仔细研究这只股的实质价值后才做决定。

由于新加坡的房地产价格下跌,投资者纷纷卖出凯德集团(CapitaLand)的股票。其他房地产业者如永泰控股(Wing Tai Holdings)和城市发展(City Developments)的股价也因此而滑落。

由于市场供应过剩,加上金管局设定了总偿债率(TDSR)限制,私宅的需求和价格因此而下跌。

然而,投资者的看法可能过度悲观了,因为凯德集团的零售和商用/混合发展项目可为它带来不少收入。

零售业务持续取得增长

公司的新加坡资产有42%是零售物业。

凯德集团持有凯德商用产业(CapitaMallsAsia)逾65%的股权。凯德商用产业拥有凯德商用新加坡信托(CapitaMalls Trust)和凯德商用中国信托(CapitaLand Retail China)。

凯德商用产业在FY13带来的收入增加了49.3%,因为于2012年9月开张的星悦汇(The Star Vista)及在2012年7月收购的Olinas广场(Olinas Mall)开始带来全年收入。

这两项物业所带来的收入预计将保持在一定的水平。

由于波那维斯达(Buona Vista)一带的许多住宅已落成,到星悦汇进餐购物的人潮预料将随之增加。这是一项利好因素。

The 55-unit property will be rebranded as Citadines Mercer Hong Kong in the third quarter of 2014. It will further strengthen Ascott’s leadership position as the largest international serviced residence owner-operator in China with more than 10,300 apartment units in 57 properties across 20 cities.

CapitaLand, Southeast Asia’s biggest developer, offered to buy the rest of its mall unit for about $3.06 billion to consolidate some businesses and boost returns.

The developer bid $2.22 a share for CapitaMalls Asia, the Singapore-based company said in a statement to the stock exchange today, a 23% premium to the last closing price on April 11. Trading in shares of both companies was halted before the announcement.

CapitaLand, which owns 65.3% of CapitaMalls Asia -- whose Singapore malls include ION Orchard and Plaza Singapura along the city’s famed Orchard Road shopping strip -- sold shares in the unit in 2009, raising $2.8 billion. The latest deal will help CapitaLand’s increased emphasis on mixed-use developments, those that include residential, commercial and retail projects, according to Standard Chartered Plc.

“CapitaLand is doing a lot more integrated projects compared to when they did the listing of CapitaMalls, so the deal is a good investment by CapitaLand,” said Singapore-based Regina Lim, head of Asian property research at Standard Chartered.

Such projects include Project Jewel, a new development at Singapore’s Changi airport where a parking lot is being turned into a shopping mall and hotel, and the Atrium@Orchard, which has retail and office space along Orchard Road.

CHEAPER OFFER
CapitaLand’s offer works out to about 1.2 times CapitaMalls Asia’s book value, which is cheaper than the 1.5 times book value when it listed in 2009, according to brokerage UOB Kay Hian Pte.

“The move will be near-term negative, but longer-term positive,” said Vikrant Pandey, an analyst at UOB Kay Hian in Singapore. “While this will help reduce the holding company discount that market applies in valuing CapitaLand, investors will ascribe deeper discounts for subsequent listings that CapitaLand intends to do.”

Taking the unit private would raise the earnings per share of CapitaLand Group by about 22% for the year ended Dec. 31, and improve the return on equity of the group to 6.7% from 5.4% for the same period, the developer said in the statement.

CapitaMalls Asia owned 105 shopping malls valued at $34.3 billion as of Dec. 31, the company said in a presentation in March. The mall owner reported a 17% increase in fourth- quarter profit to $216.4 million from a year earlier. CapitaMalls Asia holds $1 billion in cash with a net gearing of 22%, according to a Feb. 14 report from OCBC Investment Research.

AUSTRALAND SALE
CapitaLand completed the sale of its entire stake in Sydney-based Australand Property Group last month. The developer will use part of the about A$1.28 billion ($1.5 billion) from the sale to invest in Singapore, China and to repay debt, it said.

“CapitaLand is putting the divestment proceeds from Australand to good use as there is an accretion to earnings and return on equity,” Lim at Standard Chartered said.

Standard Chartered has a buy rating on CapitaMalls because the stock is undervalued, Lim said.

Singapore malls contributed 55% to its profit for the year ended Dec. 31 at $405 million, followed by China, where its malls helped add $262 million, or 35% of the company’s profit, CapitaMalls said. Malls in Singapore and China accounted of 86% of the company’s assets.

CapitaLand in February said fourth-quarter profit fell 46% after it recorded a loss on the sale of a stake in Australand and lower revenue from its Singapore home sales. Net income declined to $142.9 million in the three months ended Dec. 31, from $262.7 million a year earlier.

超过10亿元的大买卖不是每天都会发生,起码在新加坡不会。因此,当凯德集团(CapitaLand)宣布以30亿6,000万元购入其子公司凯德商用产业(CapitaMalls Asia,以下简称CMA)的余下股权时,各个媒体都争相报道。

东南亚最大的产业发展商在2014年4月14日提议以每股2.22元购入CMA的少数股东权益(即你和我持有的股份)。凯德集团目前拥有CMA大约65.3%的股权。

不用心急,在购入更多凯德置地的股票之前,让我们先来看看为何分析师及市场对这宗买卖看好。

以下是综合了所有的乐观因素而得出的三个基本要点::

1.集团运作得以精简及可以汇集资源
凯德置地及CMA将不需要互相争夺资源。以后来自两者的资源可以一心一意为产业发展来获取最高的项目回报。(再不会出现你不可以碰这个产业,因为是我先取得的情景了)。

2. 投资者只需投资一只股票便可以涉足不同类型的产业发展

The Ascott Limited, CapitaLand’s wholly-owned serviced residence business unit, as brought its premier Ascott The Residence brand to Tokyo through a master lease agreement with Mitsubishi Estate Company (MEC), one of Japan’s largest real estate developers. The 129-unit Ascott Marunouchi Tokyo is slated to open in 2017, ahead of the 2020 Olympics to be held in the city.

Located in the Marunouchi-Otemachi area, Ascott Marunouchi Tokyo will be part of MEC’s mixed-use development comprising offices and retail outlets. The serviced residence has a prime address in Tokyo’s central business district where multinational companies and the headquarters of major Japanese banks are based.

Besides being near prominent commercial buildings, Ascott Marunouchi Tokyo is close to renowned tourist attractions like Ginza which is the city’s most prestigious shopping, dining and entertainment district. The serviced residence is located near the Imperial Palace, with apartments offering some of the best views of the Kokyo Gaien National Garden. Guests will also enjoy convenient access to other parts of Tokyo and Japan as Ascott Marunouchi Tokyo is linked to the Otemachi subway station and is a 10-minute walk to the main Tokyo train station.

Ascott Marunouchi Tokyo will provide spacious and elegantly-designed apartments ranging from studios to three-bedroom units with separate working and sleeping areas. For a local touch, guests can choose apartments that come with tatami mattresses. Singapore’s CapitaLand, Southeast Asia’s largest property developer, said on Friday its first-quarter profit dropped 1.7%, as lacklustre sales from its Singapore unit weighed on the company’s income.

CapitaLand reported a profit after tax and minority interest of $182.8 million for the quarter ended March 31. The company’s revenue fell 3.4% to $612.6 million, on a lower contribution from its Singapore operation, the company said in a statement.

CapitaLand, in which Singapore’s state investor Temasek Holdings owns a 41% stake, sourced 35% of its revenue from Singapore and 27% from China in 2013.

The company recently launched an offer worth $3.06 billion to take complete ownership of its 65-percent owned subsidiary CapitaMalls Asia.

特许经营协议
雅思阁(The ASCOTT) 所颁授的首两个特许经营协议分别是在老挝的永珍(Vientiane)及印尼的峇厘岛。

在永珍的协议是为把一个拥有116个单位的公寓以盛捷(Somserset)品牌于4Q14重新推出,而在峇厘岛库塔海滩(Kuta Beach)的194个单位服务公寓则会以馨乐庭品牌在今年8月开幕。

雅思阁把盛捷永珍的特许经营权给予LCD环球投资(LCD Global Investments)的子公司。LCD环球投资是一家在新加坡交易所挂牌的房地产及酒店集团。

在协议下,雅思阁将会在首两年亲自管理该服务公寓,以确保其在翻新后能达到盛捷品牌的标准,然后才把它交给特许经营者来打理。至于在峇厘岛服务公寓的特许经营权则颁发给了PT Menara Permata Propertindo。

未来动向
特许经营模式将成为雅思阁的日后增长动力之一。通过这两份新特许经营协议,雅思阁再为其组合添加多两个城市,让其在全球的85个城市拥有业务。特许经营模式让雅思阁可以把现有市场的业务迅速扩大,同时也可以向新市场扩张。

通过特许经营模式,再加上其投资、管理合约及策略联盟等途径,公司向其在2015年于环球拥有4万个公寓单位的目标向前跨进了一大步。

与老挝的经济增长同步迈进

此外,雅思阁最近签订的特许经营协议也与宏观经济趋势相符。我认为如果能顺着趋势走当然比逆势而行容易得到。老挝政府当然希望能为过去几十年落后的经济急起直追。如果老挝政府能确保当地稳定及和平,它应该可以吸引到外国投资,而其对服务公寓的需求将会比其他亚洲国家来得快。

凯德次季净利增15%

(新加坡6日讯)税后营运盈利提高、投资项目估值上升且亏损项目额度下降,凯德集团次季净利年增14.5%至4.39亿新元(约11.3亿令吉)。

不过,由于新加坡和中国的产业项目销售额下跌,该集团次季的总营业收入减少13.2%至8.75亿新元(约22.5亿令吉);这两个市场共占集团总营收的72.9%。

该集团上半年收入也挫9%至14.9亿新元(约38.2亿令吉)。

新华网报道引述凯德集团指出,该集团对未来中国、新加坡产业市场仍保持乐观。

凯德将继续在两国核心地带扩大居民和商业楼盘的开发,同时也关注越南、印度等新兴市场的发展。

(吉隆坡23日讯)市场传出,新加坡凯德集团(Capitaland)坐落在依斯干达特区的产业联营发展计划遇阻。

新加坡《商业时报》引述消息,称依斯干达特区的住宅产业供应过剩,凯德集团早前要求展延推介金海湾(Danga Bay)的产业计划长达半年。

原定首阶段将推介900个单位的公寓。

消息指出,依斯干达特区供应大量涌现,凯德集团如今还有意缩小计划规模,减少公寓单位。

林刚河拒回应

凯德集团去年3月与淡马锡控股,以及丹斯里林刚河旗下的依斯干达特区海滨私人公司(IWSB),宣布携手推出有关计划。

《南洋商报》针对这起消息向林刚河作出咨询,但后者以不愿回应任何投机消息作为回应。

他表示,本身在这次联营活动中只属股东身份,一切应当交由这次项目的领导伙伴凯德集团作出宣布或回应。

报道则指出,凯德集团发言人没有给予正面回应,只提到集团正等待计划获批。

“凯德集团与联营伙伴正为金海湾的整体计划寻求批准,我们以此事为优先。”

在金海湾计划中,凯德集团占其中51%股权,而IWSB和淡马锡分别持有40%和9%股权。

有关计划总值为3.24亿新元(约8.11亿令吉),建于金海湾A2人工岛上,占地约71.4英亩。

原定计划包含6000个单位的公寓和有地房产,并建设购物商场、服务式公寓、办公楼等,发展期长达10至12年。

根据凯德集团的2013年报,首阶段发展计划将准备在2014年推介。

(新加坡18日讯)凯德集团(CapitaLand)又一高层主管辞职,为集团今年内第3位高管辞职。

凯德(住宅)新加坡总执行长黄显辉,将从本月底离开集团,以寻求其他专业发展。

凯德集团过去一年多展开许多业务与人事上的调整,但短时间内就有不少高层陆续辞职。

担任凯德集团副总执行长林之高及担任凯德商用产业总执行长林明志,以“个人休假”

为由提出辞呈,分别在今年9月15日和今年杪离开公司。【南洋网财经】
