杨忠礼产托新资产表现料强劲
（吉隆坡2日讯）杨忠礼产托（YTLREIT，5109，主板产业投资信托组）旗下澳洲和新注入资产表现料强劲，获马银行研究看好短期内将成为增长动力，并预计2018年的净周息率处在诱人的6.5%。
马银行指出，杨忠礼产托2018财政年上半年澳洲盈利贡献主要由悉尼码头万豪酒店所推动。
数据显示，杨忠礼产托澳洲酒店投资组合在2018财政年第二季，每日租金（按年扬8%）和入住率（增加至88.7%）皆录得高位。
该行指出，杨忠礼产托预计在4月为旗下布里斯班万豪酒店进行翻新，预计需时12至18个月，初步资本支出料2000万澳元（约6100万令吉）。
“尽管布里斯班万豪酒店进行翻新计划料稀释入住率，惟长期却能带来利好。”
该行认为，排除外汇显著变化，相信杨忠礼产托第三季盈利表现将按季走扬，主因是该公司已可全数认列去年杪注入的大华酒店贡献。
马银行首选杨忠礼产托，因其在大马及日本拥有稳定的资产，同时，也能从澳洲酒店中潜在获益。
综合以上，马银行维持杨忠礼产托“买进”评级和1令吉40仙目标价。

马日展望亮丽‧杨忠礼产托澳洲收成
（吉隆坡12日讯）杨忠礼产托（YTLREIT,5109,主板产业投资信托组）涉足成长强劲的澳洲酒店市场，以及旗下大马及日本产业主要租约附带5%增长率条款的两大利好支撑，分析员看好2018年至2020年盈利有望稳健成长，上调财测4至5%。
大马投行分析员最近与该公司管理层会面后，对公司2018年至2020年盈利前景乐观，因旗下澳洲业务表现强劲，特别是悉尼万豪酒店平均每日租金有增无减、以及大马及日本产业的主要租约附有5%的增长率条款。
次季多赚23%
该行指出，公司旗下悉尼万豪酒店完成后的入住率达到89%，推动2018财政年第二季净盈利收入按季增长23%。目前悉尼酒店房间供应短缺，特别是豪华房领域，预料未2、3年将有更新酒店建筑逐渐完成。
该行表示，由于悉尼万豪酒店2017年平均入住率达到89%，加上市场供应短缺，预料酒店房平均租金料可从目前的280澳元增加至300澳元。
该公司旗下澳洲布里斯班万豪酒店的入住率，料将进一步改善，主要是今年4月的共和联邦运动会将在当地举行。
该公司认为，预料布里斯班万豪酒店的平均每日收费将调低，以推动入住率。预料下季将装修全部房间（每次10%进行）及公共空间，资本开销料达2000万澳元。
该行指出，大马及日本酒店的主要租约附有5%增长率条款，带来稳定的收入。预料2018年下半年盈利有增无减，特别是大马的大华酒店及丽思卡尔顿酒店的盈利将会全面反映。
截至2018年第二季，杨忠礼产托的负债率增加至40.6%，主要是收购大华酒店筹资活动所致。目前公司的负债为17亿5000万令吉，管理层认为公司有能力进一步举债以进行增长盈利的收购活动，如目前正在评估的二世谷绿叶度假村。
大马投行将杨忠礼产托2018年至2020年财测上调4至5%，惟合理价则下调5%至1令吉32仙（较之前为1令吉39仙），维持“买进”评级。
该行上调财测和下调目标价，主要反映公司主要资产前景改善，及未来目标回酬率从前期的6.1%上调至6.5%所致，特别是投资者在目前利率走高环境要求更高回酬率。

(“Starhill Niseko”), a wholly-owned subsidiary of YTL REIT, has on 14 August 2018 entered into a conditional sale and purchase agreement with Niseko Village K.K.
